The only thing I seen on any of your pics that is wrong is where they used cut bricks under the windows, to me this shows the bricklayer was useless and the carpenters didn't provide a story rod because they should of gauged the mortar joints (add a little to every joint, 1.5 millimeters by the numb...

To be honest that slab doesn't look right to that drawing, because part of that sand should be a hallway to your front door beside bedroom 1 and the garage. The plumbing looks right if you take into account where the bath and toilet plumbing is, the slab doesn't look right from that pic.

I'd be more worried scratching up your nice floors than the walls which would be an easy repair with a bit of spackle, you might want to tape up along the edge of the floor where it meets the board if they're hard on the floor.

Dude don't reply to my post go away, as if I haven't worked with owner builder who had nothing, in fact most people who work in the building industry don't have any qualificatons I know this for a fact! I've gone for union jobs and been told I have to be the foreman because nobody else working there...

I've never heard of such a course and you don't need any qualifications to owner build. Most (all?) states have a mandatory owner-builder education requirement before an owner-builder permit can be issued. To be honest the money difference indicates you should go with the better, but I really can't see it making much of a difference. In Sydney when we had days with 40+ temps, do you really think it would of helped having the 2.5? Going with R2.5 over R2.0 is even more cost-effective when temperatures...

As a carpenter I'd use it as a house frame and looks as if it wouldn't take much to get it up to code, most people here know little about building IMO.

I've never heard of such a thing but there's no doubt if the temporary stairs are set in place it's going to save you money. Ask yourself if you had to quote a job where you'd have to struggle with tools and material onto an upper floor, would you quote more?
