Either someone's having a lend of you or you've forgotten to put in the decimal places. Hello ausdesign, Oh! I wish it was the case of mistaken decimal places. I might put the question to my buidler as you have !! Like to see their faces! I am so unprepared for this.. it all adds up and completely ...

Hi Raz, just saw this thread and thought I would re-iterate your concern re cost of your gutter guards. We have just been quoted $1,502 (incl builders margin) for our metal mesh gutter protection system (also required to comply with HAPZ regulations). So, unless the valley guards are very expensive...

Prior to sigining the tender I had asked about an estimate of costs and they said 3000-5000. How is it that builders prices can i...

Vegemite, Thanks for providing the detailed prices.. yours seem so much better than mine. I cannot understand how metal guards can cost me $5800!!!!!!! If level 1 which is the least bush fire prone area has such high prices for all the protection measures then I wonder what level 3 would cost. Raz

Just back from an amazing holiday in Thailand... Great win for you Rachelle, but its also noteworthy that they refunded money to you without a fight. Not many builders who will do this easily. Just makes me a feel a bit better to be building with them. Good luck Raz

Rachelle, If you are going to compromise and pay for the survey and plans then ask for a copy of the survey.. you can always utilise it later. Also if you are going to small claims ( not sure if this the Consuner Trader and tenancy tribunal? ) you wil look good becos you have tried to negotiate as a...

I think that it will take a couple of days before management decides. I think that its pretty clear... your tender states they will refund your money. They may fight you but once they realise that they dont have a legal leg to stand on will send you a refund. Its good that you actually have that not...

Its hard to know what the builder actually pays for the survey cos they must get a highly discounted price as they so many. Try these two, but I think that the price you will get quoted will be around the $1100 mark. Barrie Green surveyors 9651 2921 Aspect 9554 8388 Clarendon -survey and bore hole t...

The really difficult thing is that when the builder starts delaying and/or breaching the contract the owner little immediate recourse. Is there anything in the fine print of the contract that you signed that they can increase prices after x no of months? Also once you start building what if they use...

I feel for all of your with building delays. So frustrating! Why do large companies promise all and deliver so slowly. As I have said before we need better consumer laws which can be enforced. If the penalties are high these guys will get their act together and not mess with homeowners. Its just not...
