Suggestions on what to put on the wall under the pendant. Im getting a slimline console for along the hallway and some artwork or mirror. But I feel like I need something under the pendant because it is the focal point when entering the house. And do you think the pendant works there or should I rep...

Guys, lend me some wisdom. We just did our walkthrough and the stairs look nothing like I imagined. We chose laminate for our flooring so our builder said the look I’m after is only achievable with hardwood timber. The two bottom steps I was hoping to wrap around without the side board. (I’m not sur...

https://forum.homeone.com.au/u/81223_1582004700.jpeg [img] Hi guys. I’m feeling so underwhelmed with how our kitchen turned out. If you look at the white cabinetry above the wall oven cavity, it looks creamy which I love and what I have always had in mind. However, the drawers below looks so clinic...

I actually think it's not big enough! Well two things aren't. Bedroom 2 seems a bit small compared to the other rooms. At 3m x 3m you won't be able to fit anything in after a double bed and bedside tables. Could you not extend it into your wine cellar? Do you really need an almost 7m long wine cell...

You’re right and I was told to think come resale time, although that won’t be for another 20 years. I hope airbnb still exists then! Will anything still exist then? Good question!

We have a huge roof cavity in our design that we converted into 80m2 of useable attic space. Not because we plan on using it, but for resale value. We hummed and hawed about it, but everyone said we’d be crazy not to do it, and do it while building as it would cost more later on. What a brilliant i...

Seriously consider, the future stages of growth, retirement and generating extra income. Make the design flexible enough to provide teenage Children with their own space, and when they move out, added income from airbnb 20 years, 3 lots of renos, goes in a flash You’re right and I was told to think...

That's a great size and the big living/ dining will be fabulous. I love space. Thank you! So do I . I think I’m just so used to our tiny rental and I’m not looking forward to the extra cleaning. Lol

You can never have too much open space. And just because space is there doesn't mean you have to fill it with furniture and things (aka crap) You’re right. I need to keep this in mind

We’ve just gotten council approval and currently making selections for our custom designed house but I’m only just realising that we might have made our living areas too big! Ruthnpal, if you do opt for that first block, how about trying to design a U-shaped house, extending that rear living area, as far as possible to the east. This way some of that rear living area will have access to northern sunlight. Also if you use a skillion roof, & north facing clerestories ...

And how would you 'steal' northern light? When you can't point your living areas to the north, it moves away from being about the floor plan and into the design of the actual house. As @Hillsbuilds has suggested, you could use windows and the roof line in clever ways to point windows to the north. ...

Thanks @Hillsbuilds I searched clerestory windows and wow, they look great. Appreciate your input re: swapping theater and MBR. I think it's a great idea. It'll still give us the privacy from the kids area. It's tricky now that we just got word on what the price of land will be once released. It is ...

If you want a solar passive house with good natural light, and you are building a conventional house, you need to flip the floor plan north to south. As it is, I think you have designed a south or southeast facing house, which is the opposite of solar passive. Of course, the floor plan is not the t...
