Thanks Dan. Massive help. NP.. Forgot to mention awning windows.. I would get rid of as many as I could and change with Louvres or just standard sliding.. awning are horrible for airflow.. biggest regret for me.

Quick update. K-Spec frame inspection was great. 4 very minor defects picked up that were rectified within a day. Inspector was extremely happy with the job. Windows and front door installed today. All plumbing, electrical and data rough ins complete. Only added 2 PowerPoints directly with the sparky. Prices were exactly the same as doing it through Clipsal. Glad I just put everything I wanted in during that session or I would have been very disappointed...

Final some progress. All fencing and retaining walls finished. Underslab foudations and drainage finished this week. Prepping for the slab pour next week. Powerboard in and face bricks delivered.
