Hi All
Reading through all the various posts and am interested in thoughts from those that have used independent building inspectors.
Would you use them at each stage ie: slab, plate, roof, look up and PCI? Or just certain points throughout the build, and if so which one/s.

We are still in early planning stages, just waiting for our pre-start to happen but want to know to factor costs in for a building inspector. Have had a couple of quotes and they range in prices of $1400 - 2000 if buying as a complete.

I'm thinking it's worth it but with all the costs constantly adding up am also having a wee anxiety attack each time I look at the list. But also mindful of if something is wrong and not picked up how much it could potentially cost us later on.

Thoughts please?

Hi we used Cap-it-all it’s a Joondalup family owned business, they were spot on they did three inspections plate height, roof frame and PCI, we also built with HGWA they did a fantastic job with our home but knowing we had someone inspect those stages just gave us piece of mind,

they also rectified issues our inspector found, we found it a bit stressful paying mortgage, rent and the fee on top but maybe seeing if the inspection company have option to prepay could take a bit of stress for you wishing you all the best :)

Afternoon All
I have been having a look through trying to find costs for recent prestart costs (ie last 12 months) with Homegroup WA. We have our prestart at the end of the month and wanting bit of an idea of what we might be up for.
Some of the extra's we will probably look at:
- Extra double power points
- Extra tiling in ensuite
- Extra tiling in scullery
- Plumbing for water for fridge
- If anyone has had any smart wiring put into the house for pay tv, internet, speakers integrated into ceiling and alfresco, for security system.
- Upgrades of tapware from silver to matt black.
- Upgrade of underlay for carpets
- Upgrade for continuous hot water

And any other upgrades that you think we might need.

Hi we had our prestart Dec 2017 and we were emailed this for electrical additions, with tiling depends on what you’re after full height with their standard tiles in bathrooms were quoted between 3-4K so we went 1m high instead which was $200,
I’m not sure about underlay but I know a few others on this forum last year upgraded their underlay and it was a couple hundred.

Im a soon to be first home owner in WA.

If we buy a block of land, do we pay the stamp duty, and then get it refunded when construction starts?

Or do we not have to pay it all as we are exempt, as long as construction starts within 12 months?


Hi bobbyjack we were first home buyers and didn’t need to pay any stamp duty I did find this snippet hope it helps :)

Thanks I’m really happy with how it turned out 😂 I did have a few moments where I was like maybe I should’ve gone white maybe it’s going to be too dark but it came together so well glad we stuck to the ashwood gloss 😁

I am building with HG too and have prestart next week. I liked the carrera marble and ashwood gloss cabinets. My colour consultant says the carrera marble could clash but yours look beautiful. Do you have any advice?

On but fun day, I love our ashwood gloss cabinetry and I personally feel it goes really well with a Carrera white in my eyes it doesn’t clash, and if we did it again I would go for the ashwood gloss over the white we were also nervous about our colour selection but everything worked really well together :)

Some builders in Perth are still using cement render with a plaster finish which is what i'm familiar with and and some are using a 12mm gyprock board. any pros and cons either way?


We went with drywall, pros would be house went up faster as drywall was done in a day, smoother finish so when the other half painted he didn’t have to fill in or patch anything and we could seal our walls early our builder let us seal them before lock up, I would say only down fall is our cats a climber and I kid you not we have scratches on our walls from her climbing 😡 but I would still stick with the drywall if we built again 🤷‍♀️

Painting finished today and flooring prep started, unsure on colour of my floors they change colour so much depending on the light anyone elses like that?


Love the colours and the flooring looks really nice to, have you matched it with your furniture :)? You might find it looks great and the lighting isn’t such an issue once it’s down with your furniture in place 😁

Tranquil retreat is such a nice colour, our doors are tranquil retreat 😊 I wasn’t overly keen on the meniscus once it was on the walls looked different from the sample peice we did before hand when it was on the walls it looked a bit purple but since we’ve moved in it’s grown on me and it makes the house feel a bit warmer but luckily it contrasts nicely with the tranquil retreat doors 😁

We’ve been in our house for over a week now and loving it, the other half did. Fantastic job painting the house, the most stressful part of the move was when we misplaced ours bed screws luckily we finally found them at about 8pm at night, I’ve been busy cleaning our rental and trying to unpack everything, we had our front landscaping completed last weds we went with low maintenance and palemetto buffalo grass, our son loves the house and his room, will update with more photos as we get there :)

It’s looking better slowly getting settled in I still
Feel like the house is a mess 😂 but I’ve been in between cleaning our rental and sorting out our house, we now have our front land scaping done and a letter box, but it’s such a good feeling to be in our own home :)

Contractor left the back sliding door open last night so I snuck in and then secured my house!! we have lights love how bright everything looks. Ive been told we have PCI next week woohoo

Sorry for such a delayed response! It’s so nice to have our keys and to make our home ours :) and we’ve been so busy trying to get everything all organised 😁 moving in this weekend and we can’t wait! Hopefully keys won’t be too far off I think it was longer for us because of the items they had to fix :) and they had it all done as well as another clean before we got keys, I know some people have got there’s like a few days afterwards can you get the invoice early? We’re with Westpac and they said it would take upto 7 working days for the valuation but they had it done in like 3, 🤞🏻 You get yours by the end of the month 😁

We picked up our keys yesterday! Was such a good feeling to officially be home owners, the other half started the painting yesterday and is powering through it 😁 have the removalists booked for the 28th can’t wait to move in!

Love how it has come together! Might also point out that bath water spout is genius! I need to find one like that I think, the one in my bath is ridiculous and when the kids get in the bath I’m constantly watching their heads so they don’t hit it!


Thank you :) haha the amount of times my son has knocked his head on the Bath spout in rentals is insane! It was only $15 to upgrade to it as well but I think he’ll see it as more of a toy 😂
