Hi, we built with GJ Gardner about 7 years ago. We extended our Alfresco and enclosed the area with glass doors thus making a sunroom. The best thing we have ever done. It is facing north so now in winter we get sun in. We also put in polished concrete.

Hi @Krystalkis, That looks like a pretty decent plan and GJ Gardner at least in our area are well regarded. With your plan, in terms of room sizes the smallest we have had from memory is 3m x 3.4m. We got a queen bed in so that it ran lengthways along the 3.4m section. Bedhead was against the windo...

Our ensuite and toilet are at the back of the house which is due west. The best idea as the area dries very quickly and the fact that it gets hot doesn't matter as you are not sleeping or living in that area. We find it a perfect fit for us.

$100k over I would think is very normal. We built 5 years ago and the price was exactly that...$100k over the original price...we did add some extras in but nothing special. The display home we saw had all the bells and whistles...so the end price is always going to be more. It is what it is.

We built with GJ Gardner 5 years ago. Looked through heaps of display homes and they won us on the real polished floors...not floating floors. Had not stepped into any other display home with it! Also the design suited our block and we only altered a few minor things. Overall a great experience and ...

Hi, we built with GJ Gardner about 5 years ago. Love our house and they only took the six months. Had never built before so overall everything went well....We looked at many display homes in Ballarat but Gardners were the one after we walked into their display onto solid floorboards...not floating.....

Thank you. You made my day. I was having a little downer about my house plan as the corridor is quite looooong. However, the builder suggests I could add a couple of plaster hampers at each end and consider adding some wall niches to break it up a bit. https://forum.homeone.com.au/u/76965_149999369...

We are meeting this morning with our conyancer to go through the land contracts and sign them if they are all in order and then following that meeting with the Mortgage Broker to talk about finance.
