Anyone built a Chelsea 33 with Metricon?Building A New House

Would love feedback on room sizes for the Chelsea 33. We wanted the 37 but it doesn’t fit on our battleaxe block because of council restrictions on the driveway turning circle. Will I regret the smaller bedrooms and living areas?

Just wondering if anyone has a house plan they could share, for a 'fan' shaped block.
