Re: Acceptable Slab class ?

Or do i accept what they are advising is acceptable. They are not advising what is acceptable, they are implying that their standard pricing only allows for classifications A, S, M and H*. You are correct that a geotechnical report will include a determination on the site classification - and yes y...

I had already initiated the complaint process with QBCC for a range of defects. QBCC found in my favour on all accounts, an insurance claim was approved, tender awarded to another builder, and rectification works now in progress. This financial year the Valeco director/license holder has already rac...

That may be the case, but I understand that anyone who is post handover who may have otherwise needed to interact further with Valeco (e.g. for defects) now needs to contact the solvency administrator, contrary to the previous email communication issued by Valeco. Hey all, So our handover was November last year, we still have outstanding defects with Valeco, so does that mean Rimfire will not do these? Sorry I'm so confused. Contact them to clarify, but that is my understanding.

While they're trying to spin it as a positive in terms of "capacity to build", Rimfire Homes' MR Category is only $30-60M - Valeco were $60-120M prior to cancelling their licence today. Rimfire Homes' website indicates that they are focussed investors and FHOs... Can't find any reviews onl...

I am building a house with a volume builder where fixed site cost covers all slab types(M, H1, H2, P) up to P class. Now my soil test arrived with classifying the soil as H2 class, although the builder is going to give us H1 slab as per engineering plans. My knowledge of slabs is limited. What is t...

G'day, I've got family that are looking to build with Gj gardener Brisbane north on their hobby farm in the Caboolture area in the next little while. Another important thing is that piers should be always connected with the slab through reinforcement as ideally they should not only help to prevent "sinking" but also "lifting". I think it depends on the reason for the piering. For instance, if they've been specified to address...

My understanding that as long as the slab is built on top of a freeboard (similar to pods, used for flood protection), this is just another name for the waffle pod construction. Your engineer also refers to the slab "on ground", not "in ground", which is another indicator of waf...

Re: Notice of Completion by Builder when work not completed
Building A New House

Why might a builder do this? To improve their cashflow (getting you to pay the final invoice earlier) and/or stopping the clock on late completion damages (if they've run over the contracted build duration). When this was tried on me I responded in writing stating that PC had not been reached and ou...

Natural lighting requirements are dealt with in Section 3.8.4 of the Building Code Volume 2 (which you should be able to access online). It looks like the general requirement for habitable rooms is: minimum window area = 10% of floor area. Your master bedroom (excluding WIRs and ENS) is approximatel...
