Wow! This weekend was a loooong one lol I am so exchausted and underestimated how big moving is! This was harder than moving from Sydney to the Gold Coast lol!

So everything went great, couple of things trades are coming back for, electrician still needs to install the pendant lights and fans, carpenter for the towel ladder, painter for the letterbox and a door needs to be fixed. Other than that.. this house is already starting to feel like home! Just a couple of pictures, I’m not completely happy with furniture placement and haven’t yet chosen a “colour scheme”, everything is still quite messy but I tidied up a bit this morning lol

arghh! we have so much to turf in our backyard. Should i start saving now? Really want to turf before we move in.

meanwhile i will need to remember that grass haha! i have no idea with plants/grass/anything outside. You'll need to take some pics from the handover :) so excited for you :)


We used our whole landscaping allowance just on upgraded turf. So $4000, we don’t have a lot of turfed area and that was upgraded through the company not through Valeco. My fiancé thinks we could have gotten it cheaper but it was just the convenience of getting it all done before.

Yes definitely remember the soft leave buffalo! One of the turfs that stay green all year round with little maintenance, but it comes with the hefty price tag lol.

I literally said hedges down the side of the driveway, and I like those purple leaf plants.. not sure what they are called, just make sure it’s low maintenance.. and that’s what we got given lol!

We have plans for other plants later down the track so I didn’t see any point putting a lot of thought into it right now.

Will definitely be spamming with an overload of pictures! Sorry not sorry lol!

Turf cost us a bomb! Fiancé had to have soft leaf buffalo (palmetto) he assures me it will be worth it in the cooler months when we have nice green grass and everyone else’s is dead and brown! Lol

Painting has begun! They prepped the house last week, and he said hes due to finish on Thursday. Meet him on site yesterday morning and we are getting him to paint the bathroom walls white instead of the regular light grey we chose for the rest of the house. One less thing we have to do after handover (or in this case, one less favour i have to ask my brother for haha)

Snapped some tiling photos for the forum while i was there, since the others we had were through the windows (threw in a few in for good measure anyways)

Is anybody here with ANZ as their lender?

I’m nervous today as our valuation is booked in for 10:30am and our landscaping hasn’t been done yet...

Valeco didn’t want to complete until the day before handover as they would have to water the gardens and turf, but we specifically said we were happy to water It every day so that it could be completed before our valuation was done and therefore funds transferred and no delay to handover.

Or SS said that some banks are fine with works being completed after valuation as long as the owner is happy.
Anyone have experience with this yet?

Hi everyone,

We are first time home owners building a modified Manhattan 23 with Coral Homes in Brookhaven Estate. This forum has been so helpful to us so we thought we’d share our journey to hopefully help someone else!


We removed the media room and extended our master bedroom and outdoor patio because it suited our lifestyle better. We’ve got designer inclusions and are doing the following upgrades:

- Colourbond Roof $3000
- Street Appeal 1200mm door $500
- Caesar stone bench tops in the kitchen, ensuite and main bathroom $1600
- Timber look flooring and carpet promo $1000
- Semi frameless shower screens $400
- Upgraded appliances to 900mm $1000
- Enclosed Range hood $1000
- High Ceilings $2000
- Pillar less stacker doors in the living area $3,224
- Shower recess the width of the shower in both the ensuite and main bathroom $778

We also have a BAL rating 12.5 which added about $10,000 onto the cost for steel frames and steel security screens, etc.

After meeting with the bank today it’s safe to say we are feeling very overwhelmed! We are writing this fueled by celebratory prosecco so I apologize for any mistakes!

Our current timeline:
Decided on the Manhattan 23: February 2018
Paid holding deposit for land: April 2018
Signed an estimate contract and paid $1750 to Coral: April 2018
Received Tender from Coral: June 2018
Submitted and approved variation Contract: June 2018
Received unconditional Approval: June 2018
Land deposit due: 17 July 2018


We have been to the show room countless times so that when it comes to our appointment it shouldn’t take too long. So far we want grey on the walls, either flooded gum or endless dusk. For the flooring, we are upgrading to Wood Effects in Aspen Brown and adding it to the master bedroom and bedroom 3 (which will also have a sliding door as it will be for our baby Gustaf - an aussie Bulldog).

We really wanted to upgrade to the black tapware but are starting to think we might slowly upgrade it as we go. We’re thinking “Ice Snow” caesar Stone throughout, I would love to upgrade to something less speckly but that might need to be the next house! Also wanting to do a dark grey or charcoal cabinetry on the kitchen island with white cabinetry above.

For the wet areas we are looking at the Promenade tile in Ash from National Tiles, and herringbone as a splash back in the laundry and kitchen.

Unfortunately we are already having troubles with Integra homes on the right and the other is Bella homes so who knows lol.

Hmm. GJ are expensive but their houses are beautiful. I think if I was to build again I would love to go with plantation, again expensive but worth it the second time round I think

i'll let you know haha - going to visit over the weekend and peer through every window. We are still waiting to hear what they will do with our solar panel and staircase. but yay for PCI :) you'll have to report back with how it went. another drone photo :)

I haven't used my drone in ages, cause my mobile is on the way out, so im scared the drone will drop from the sky as im using it. My phone is unpredictable at the moment.


I do think that Valeco have found them selves in the deep end with custom builds, they should have stuck to what they were good at. Turn key builds. It’s a shame really.

Ah! Our drone we haven’t used it in ages, maybe we will go out on Saturday and take some photos/footage. Would love to take some 360 degree footage around the house, and I’m sure the estate looks a lot different now too.

I only just thought yesterday though that we are going to have a very long time of early morning wake ups and building around us, plus our dog is going to bark so much at trades next door. Left side is only at frame stage and right side hasn’t even started lol

independent inspectors cost a bit more for PCI anyway, so you'll be saving a bit of money. It seems like you've had a really smooth build... which tells me you probably don't need one. i wish we had the same experience, that's why we organised one.. too many question marks.


I have said to my fiancé the same thing. If there were things that we were initially worried about I may have been a little more concerned but I’m feeling okay about it.

Though I do think they might have forgotten my fly screens and sliding stacker screen doors. Easy fix though.

Although everything that we could see needed patching or fixing was done this week so hopefully all is good and not much needs to be done :)
