Hi guys... quick question:

Does anybody have any updates in regards to ANY developments on Bonds Lane? Yes, we know UMBRA has their development going on but what about the "Bonds Lane Estate" itself?

Who is the developer? Jason Real Estate is not cooperating AT ALL with me trying to figure out who is actually developing that estate.

Has anyone extended their double storey house by 0.5m and know the rough cost?
Did you mean outwards? We extended ours out 400mm so the garage was 1m setback (estate guidelines) that was $2400ish

Our outdoor lounge is finally here. Somehow the outdoor room suddenly feels smaller.

Just wondering how clean was your house on settlement day? Was it in showroom condition? Did anyone hold back final payment due to cleanliness or unrecertified issues?

Question for all,

Do they paint the doors before they hang it or afterwards? Or do hey fix it, then remove it to paint and fix it back up again?

Since painting falls into the Completion stage and hanging of doors is in an earlier stage of Fixing?

Ours were hung then taken down for painting and then put back.


Check the tops and bottoms of all your door as well!

Yeah that's the best part..given that its a single road (one in each direction) after Somerton intersection... Umbra I feel is at a very good spot...I guess they didn't advertise it that hard..coz it was a pull estate rather than push estate...

There are blocks still available...

When compared this with estates in Mickleham and Donnybrook...I am surprised..its still not "SOLD OUT"
Don't know.
I like the fact that it's not past Somerton Road. You may have to call the developer and ask some questions.

Guys...just curious..why isn't Umbra selling like the other estates in Greenvale..I see true north..maple and others who are father away from city..but have people queueing up for block of land...why not umbra..why is the land still available.. Anything that I am unable to see?

Stage 1&2 soldout without any advertising, just some signs on the temporary fences.
From my understanding stages 3,4 and 5 which are not linked to stages 1&2 are almost all sold out. That could be why there are no lines of people.

Hi All

Calling out all creative design experts please.
I am in the process of finalising design for my Gelendale 41 with an alternate master bedroom and ensuite and WiR layout.

Following was the suggested layout however i am not very happy about having a WC door opening in the bedroom.

I do need a double vanity and larger shower cabin (preferably a double but minimum of 1600mm).

Could anyone please provide any valuable suggestions which might help with above.

Hi,
You could move the toilet and shower into to the WIR, move your double sink to where your shower was and then where the sink and toilet were now becomes you new WIR.

Hi,

My front doors are in and I don't like them . They are BAL rated ones, so didn't have much choice with very limited selection from HUME doors.. And now, SS said that they cannot be stained to the color we want coz of the BAL material (??) and has to be painted if we want.. Gah

Found out last night that they are looking to pour thursday. My private inspector rang to say that he received a email from SS for pre-slab inspection today.
Thats some bad luck with your site. The site across the road from us is really moving ahead.
Thats the problem with builds everything has a time and if its missed the trades move on to the next job. With the good weather hopefully we will all have slabs!

Yeah, we received our letter today stating that the build has started. I will not tell the wife about the pegs (keep it for a surprise) when we do a drive by over the weekend. I would be guessing if you hit some rock mostly i will be seeing some also.🤔

Slab by Monday! they aren't wasting no time indeed! Even the home next door to you is moving along. It will be between you two to see who will have the first slab down in stage 2. From what you have said my money is on you.
