Hi ncjc, We have lot 71 and our daughter has lot 70. Have not had much discussion re fencing yet but we are not set on either so let's get building and discuss then. We are ready to build also, our daughter will be soon. So no holdups re fencing from us. Regards, Silvia Sounds good!

Hi all We're in Lot 69 and will likely be one of the earlier builds/completions — if land ever registers! :) Anyone on here in Lot 68, 70 or 84? Wondering what people are thinking regarding fences. Colorbond, timber? Has anyone noticed what others in the surrounding new estates are doing?

Spoke to the agent that sold our block today. Confirmed that docs had been submitted, but weather was likely delaying registration - something about council having to get people on site. Was given an early April registration expectation.

My wife and I have also dropped in already to see the standard range. Everything is there and laid out for you too see. Definitely recommend as my wife and I have already made some tentative choices and at the very least ruled out 90% of options.

Oh just re-read this. Yeah unregistered land will generally get valued at exactly the contract price. Haven't heard many/if any cases of higher valuations unless — except when there is a long time between deposit and settlement. I was thinking the comment was regarding the house. Hi all, Has anyone gone for finance yet - how will the land be able to get valued? This is the first time I have applied for a mortgage, so I am unsure how banks go about valuing property (particularly something that's off the plan). Yeah we've built in a provisional sum for electrical, have ducted priced in, and have some budget for others on top of the $5k provisional for the kitchen. In reality we won't (can*t) splash out too much, so we'll keep it conservative.

Thanks Bruce. Yeah unlikely on both — we are leaning mostly toward just the waterfall (one one side) — but depending on how tender plays out we may have additional budget/some items may be included.
