Should the boundary should line up with the rear part of the fence, basically where the little retaining wall is?? Get your fence up along the boundary NOW. They are basically infringing on your land and after a certain amount of time (15 years I believe), without rectification, they will have a leg...

I'd go for 1. 2 is very busy with the windows and 3 has those different sized pillars for the balcony which do my head in and will most likely look very dated in 5 years.

Eaves all the way. We have 600mm and they stop the sun hitting the north facing windows from around October to March, but don't stop the sun streaming in during the cooler months. They look better but also have genuine benefits. Worth every cent. Edited to add: in my case the house is a single story.

Nice floor plan. The guest suite and adding the shower is a great idea. Carlisle are pretty tight charging you for making the study a bedroom but not giving you a credit for creating the play room. You're in effect just moving the bedroom door and wardrobe from one room to another. I'd have argued o...

I love that door too! I've seen in on a couple of displays and it's beautiful. I have a feeling I'll need to sit down when I hear the cost! Lol!

You'll need outdoor power points for water features, etc. If they won't let you change your electrical plan without stinging you with a variation fee, wait til you're on site and speak to your SS. Your sparky will do the extras as a cash job but it will have to be organised at rough in, not at fit o...

It looks like a wire cut brick (I think?!), we have flush white mortar with a wire cut brick. I'm not at home to get a pic but will grab one later on if it's still light when I get home from work. The brick feels a little textured but looks smooth when you step back from it. I love flush mortar, we'...

I don't think I explained myself very well in the earlier comment. I meant still having the windows at the rear of the house facing the garden, but one vertice window toward the outer wall in each room so it's above the lowest part of the bottom story roof. It may be a way to get a larger window if ...

Is there a difference in ceiling height that accounts for one house being able to do it? Also, could the windows be long slim vertical windows on the outer sides of the rooms where there's more space above the bottom story roof rather than high horizontal windows?

Oh and if it makes you feel any better, we built 7 years ago on a two metre slope and our site costs were around 20k, so your 44 isn't too bad. Definitely worth it for views and the interest we have in the landscaping and the streetscape. Flat blocks can be a bit overrated. ?

We will also upgrade to designer spec, definitely worth it. Nice list of variations! Eaves, higher ceilings, extra shower (a must have downstairs in a double story IMO), double glazing. Great choices. Can I ask how much the raised ceiling in the entry cost? And is your entry door a pivot or hinged? ...

Re: PAINTING OUR BEDROOM - ARE SPRAY GUNS GOOD & EASY TO USE
General Discussion

You get what you pay for with non-commercial spray guns. The cheap ones are usually so crappy they're not worth the time and money, the more expensive ones are great but not cost effective if you're only doing one room. They're worth it if there's a bit of ongoing work in and around the home. For on...

The dropped ceiling and then the bulkhead will bring the bulkhead down to the overhead cupboards at the standard height. If you want to, in effect, remove the bulkhead so the overhead cabinets reach to the the height of the dropped ceiling, there'll be a charge to increase the size of the cabinets. ...

Building A New House

5k for the slab and tiling isn't outrageous. Expensive if it's just the concrete, not too bad for both. I prefer the alfresco slab to be part of the main slab and not have to muck around post handover so I'd probably do it with the build if it was me.

Do a serious and realistic review of how you live and the space you need/want. What rooms do you really need? What rooms would you use enough to make having them worthwhile? Do extended family/friends visit regularly? Are there hobbies that need dedicated spaces? Etc, etc. Those answers only you guy...

What you've come up with looks pretty good. Really easy to extend in the future if needed by removing wardrobes and extending the corridors on either end of the home. That looks like a smart plan that gives you what you want now and offers a bit of future proofing.

I love Alpine Mist but I know it will blow our budget. If you do go that way, or with any of the stones with the vein/marble effect through them, request to view and choose your slab as they can differ from slab to slab. Get it noted in your contract if need be. Caeserstone recommend doing this due ...

I completely disagree with the above post. The OP said they're doing their own stormwater to save money - sounds like that was their choice, not a decision made by the builder. This is exactly why builders won't let owners do any work themselves, the owner wants to save money by bypassing the builde...

As said above its the cost to upgrade plus the margin. The margin in effect eats any credit from the original appliances. Technika are rubbish and Smeg aren't much better, this is the lower end of Smeg from what I understand. My advice is either take the Technika with a view to upgrading soon or do ...

Facades are hard, especially when you're basically starting from scratch as you are. I'm sure she understands it's something you need to play around with until you're happy.
