I'd go for 1. 2 is very busy with the windows and 3 has those different sized pillars for the balcony which do my head in and will most likely look very dated in 5 years.

Eaves all the way. We have 600mm and they stop the sun hitting the north facing windows from around October to March, but don't stop the sun streaming in during the cooler months. They look better but also have genuine benefits. Worth every cent. Edited to add: in my case the house is a single story.

Is there a difference in ceiling height that accounts for one house being able to do it? Also, could the windows be long slim vertical windows on the outer sides of the rooms where there's more space above the bottom story roof rather than high horizontal windows?

Oh and if it makes you feel any better, we built 7 years ago on a two metre slope and our site costs were around 20k, so your 44 isn't too bad. Definitely worth it for views and the interest we have in the landscaping and the streetscape. Flat blocks can be a bit overrated. ?

5k for the slab and tiling isn't outrageous. Expensive if it's just the concrete, not too bad for both. I prefer the alfresco slab to be part of the main slab and not have to muck around post handover so I'd probably do it with the build if it was me.

Do a serious and realistic review of how you live and the space you need/want. What rooms do you really need? What rooms would you use enough to make having them worthwhile? What you've come up with looks pretty good. Really easy to extend in the future if needed by removing wardrobes and extending the corridors on either end of the home. That looks like a smart plan that gives you what you want now and offers a bit of future proofing.
