I have planned (and tried) to be an owner builder in QLD but gave up after many months failing to locate honest and reliable suppliers. Most suppliers I spoke with and subsequently dealt with were unresponsive or lazy or uninterested or dishonest or unreliable or, in most cases, a mixture of all of ...

Yep.. here in perth: 2.Plenty of Good trades to choose from Nope, cannot agree there. Finding an honest, reliable and sensibly priced tradie in Perth is a nightmare. Always has been. It's no different anywhere else in Australia. I have friends in France and they have the same problem.

I'd suggest neither. We looked at Karndean a couple of years ago but decided against it because of the high cost and (if I recall correctly) the subsequent need to regularly apply a protective coat. Standard vinyl tiles suit us better.

Interest rates are only ONE factor when considering costs associated with a home loan. You also need to look at fees, conditions, exit costs, options on payment frequencies, etc. I suggest you set up a spreadsheet with all these factors and record your analysis on it for comparison purposes. I also ...

You stick with your views mrssnowden. As per my post in March last year I also found Bondor incompetent, unreliable, un interested and lazy. I hope they go broke.

Thanks Beetaloo. By "residential light timber framing code" do you mean the standard AS1684 Residential Timber Framed Construction? I intend to purchase that standard. Some time ago I found an Australian book titled "Building a house - framing practices" by Simpson and Hodgson vi...

You've done a great job Beetaloo and I've enjoyed reading your story. I plan to build a timber framed house one day - have already done the design. Regarding timber framing: Can you recommend some reading material for me that explains the process/methods, steps, hints/tips and more importantly the ...

We currently use only tank water, have a septic, use a wood fired heater and use LPG for gas and HWS. LPG costs increase all the time as does electricity. Our next house will be independent of any utility (gas, water, elec, sewerage). We will have an all electric house powered by solar and batteries...

Thanks for the generous offer StructuralBIMguy. Here are some questions relating to my new timber framed house I'm currently designing and planning to owner/build in central QLD. It's on the coast, remote site, steep slope (average pier height 2.4m), soil type S, wind rating C4, fire rating BAL19. (...

Thanks BooY. That's exactly what I'm after and a rough guess is good enough. Like I said, I don't expect people to spend their valuable time in reviewing lots of details just so I can get accuracy.

No aircon but an induction stove requiring some heavy wiring. I won't get too detailed because I don't expect anyone to go to that much trouble to estimate a cost on my behalf. A very rough guess will be good enough - based on experience of course. I figure if half a dozen people say they paid betwe...

Wondering which is the stronger and less leaky in a cyclonic area. I've seen arguments for both. My feeling is sliding windows would be stronger simply because the panes are framed around the whole perimeter but I've seen reference to a report where the sliding window weep holes allowed water ingres...

I've seen a reference to "shot edge" when describing timber boards 90x19mm. This is presumably decking or screening battens. After searching the internet for 1 hour I still cannot locate a photo or a description of what it is. Can anyone enlighten me?

Have you checked this document, Yes, thanks qebtel, I already have that document but it does not answer my question. You cannot do a self assessment. Why do you say this rosegold?
