Hey dreamhomemummy, don't think cladding can be rendered, but i'm no expert! Worst case scenario I guess you could just take the cladding off and then render over that?

Hey Dreamhomemummy, after developer approval we had to then get council approval to get the planning permit and then building permit. Ours took 3 months (with Xmas break) and my parents took about 7 weeks. Think this really varies depending on the council tho, so hopefully yours will be a lot faster...

Looking good! We looked at burbank as an alternative as henley were taking too long, but henley ended up getting it all started for us. I find it strange that they won't tell you, with us they told us straight away when they heard back. I'd ask for it regardless of it being 2 pages long so you can go over it. Also let them know you can't afford any more variations.
