Re: Hermitage Grande - MDJ
Building A New House

Hi there We are also interested in the Hermitage Grande. We gave the Bronte some serious consideration but there was a lot more that needed to be changed in the Bronte than the Hermitage to get the home we want. Our land is in the Hunter area and has a great outlook. Some things we considered in the...

We have a Siemens pyro oven and it has worked great. I have used it twice since the oven was installed and it has cleaned out the oven completely. All you are left with is a fine grey dust that can be removed afterwards. The good thing about it is that it cleans in all the places that you cannot rea...

We have had both. I changed a single oven that was about to burn the house down to a full double oven which was equal size top and bottom. Only disadvantage I found was that the bottom oven had less cooking options than the top oven, something to check out if you go down this path. Recently I have c...

Hello All Instead of starting a new thread I thought I might jump on the back of this thread, as my question is very similar. We have a 4 bedroom 2 storey house with a large area upstairs as a lounge area. Due to the location of the light switches, windows, and the built in cabinets it would be a si...

Hi Kery I believe that if you elect to do flooring post handover then the skirting boards are not applied and are left in the garage for you to sort out yourself after the flooring goes in. For a waterfall end I think you would be left with the flooring butting up to the edge of it rather than the w...

Hi Samantha I would just go through and work out what you really want, and break it down into what really needs to be done up front to work vs what can be done post handover. If there are any appliance packages then take them, if you don't like the appliances you can always change them later on. Onl...

I would handle the cabinet build separately. It should be possible to pick up the studs with a French cleat system and use that to hang your wall cabinets. Just use the right screws depending on if you went with steel or wood frame.

Just to help out from SaveH2O's post the IFD for that area is 3.4 litres/min in a 1:20IFD. Roughly that would be 3.4 litres per sq meter of roof area not taking into account roof pitch.

Hello again, Not good that the builders appear to be running over time. I agree the timeframe is tight for them to complete all the necessary work for PCI. Fingers crossed it all gets done. Once this rain gives up we will be up to mow/hay bale depending on how well it has grown lol.

As for the soil - well that came back as P class because of the rock and that cost us an extra $6,500 for the slab and an extra $9,500 for the piers, but that was all up front in our original tender. Just remember that any excavation work you need after the slab will cost more too. For instance we ...

Hi there, We were up there late afternoon, house is looking good. Saw the downpipes, wondering how they are going to connect to your wet riser. At least once your downpipes are connected your tank will start to fill. Are you running a low head connection to your tank. This is where the main pipe dum...

In the end we decided not to go with the verandas. They are only 1.4m wide and not really a functional space for the $ in our opinion. We looked at extending them to be inline with the back of the house but the quote was pricey. We have decided to extend the alfresco over to the children's activiti...

Glad to see they are moving again. They should not be claiming any rain days from you now that the roof is on. There may have been a delay to allow the timber framing to dry out prior to cladding it, otherwise there will be movement in the timber frame when the gyprock has been put on. The timber fr...
