I would definitely go with 3 bigger rooms. Small rooms are generally just terrible and likely to result in clutter/not wanting to spend time on them, and then clutter and usage of other spaces increases effectively making the entire house smaller. My biggest suggestion is to get something that has a highly variable internal fan, e.g. 10-15+ speeds instead of 3 (high/medium/low).
