Wow! me786, You have done a lot of work. You have also received some great comments and feedback from other HomeOne people here. Your plan will need probably just as much work again to get it to a point where you can take it to a builder to discuss pricing etc. As previously mentioned, you may want ...

Hi Phil, How excited you must be to to be starting on your home building journey! It's so great too, to see that you are thinking of using eaves to help shade your windows. Seriously, eaves are brilliant and one of the most cost effective ways to shade your windows. If only more people used them! In...

Hi row_007, I am so excited to hear that you are going with double glazing. I think a lot of people could benefit from double glazing in their houses if only they were to choose it. In terms of summer, curtains aren't going to do much for you more than the double glazing would do anyway. If you were...

Hi EmmaW84, What a bummer this is. How frustrating for you. The thing is though that the HWS and the retaining wall was shown on this drawing so your builder may argue that you should have known about it. I know this doesn't help you much. Sorry. Is there an opportunity to change the type of HWS? Do...

Hi First timers, You just may want to check about the final finishing of the laundry in your garage. I have seen some that just provide a tub, taps and power points. If you want tiling and screening then I recommend that you double check that this is what you will get. I wish you the best of luck wi...

Building A New House

Hi dav0j, It really does depend on the builder. Some builders just install the fencing and include it in the turnkey price. They just want to get it done and don't want the hassle. Other builders will not pay for fencing at all. Blood from a stone style. It really does depend on the approach they wi...

Hi Bearswan, What a lovely job! This must have made a huge difference to how you live in your home. I especially like the full height wall cupboards. That sort of space is invaluable. Just one question, how deep are those cupboards? I find for that sort of cupboard space, sometimes shallower actuall...

Hi deeps, What a dilemma huh? We have two couches facing each other with a TV down one end and it works well for us. It also means that you can sit and have a conversation facing someone else without the TV always being the focal point of the room. Alternatively if you did have the couch facing the ...

HI Michaela, Wow, what an exciting project. I am sure that you will get heaps of feedback from the forum. Just to put my 2 cents worth in. Here we go. Firstly, I will assume that your brief was to your designers for 2x 4bed, 2.5 bathroom townhouses with rumpus and DLUG. I assume that you were also h...

Hi Kron, This looks like a fun project. There are quite a few constraints here too. The main drivers for what could happen in this space in my view would be what either the Council or Developer will permit, given that this is a corner site and whatever you do here will be visible from that street fr...

Hi 1st-timers, Do you need to get your plans approved by the developer before they go to Council or the Certifier? If so, then it's the person that issues that approval that would know. I'm suggesting this because this used to be my job for a developer in Sydney and I would get these sort of questio...

Hi annielee, Yes as bpratt said it is ultimately up to you to make the call. I would think though that it is not purely the number of rooms that would drive a buyer, but the nature and quality of the entire home. Do those rooms get good light? Are the comfortable and easy to furnish? Does the home w...

Hi Beazley77, Both 1100 and 1000 would work for your kitchen. Pantry doors are usually only open to put things in or get things out. If you need the 100mm somewhere else then I would definitely consider reducing the space to the 1000. Good luck with it all. Cheers, Jenny.

There is a product called Peel Away paint removal. I haven't used it myself but have seen it used many times including on some significant old buildings. It is a combination of a paste and a laminate sheet (kind of like contact) put over the top and left for a few days. The laminate is then pulled o...

Buying Land

It's tricky. People often say that they want big blocks but with the price of land these days, any larger blocks tend to take a really long time to sell. I used to work for a large developer and it was always the larger blocks that were left at the end. The smaller blocks were always snapped up as i...

Most builders, whether they are large or small will have supply agreements with certain suppliers. They will then get discounted prices from those suppliers. You may not like it but it is very common. Cheers, Jenny.

Hi there, I am surprised that no one has answered your question yet. An 88b refers to Section 88b of the Conveyancing Act. It is usually a document in a table format that accompanies a plan of your land that sets out any easements or other legal requirements that relate to your block of land. If the...

I agree with bashworth on this that the standard of the display home is what you would expect. Hi leezo102, Exciting times! Congrats on taking the plunge. With colours there are so many options. I assume that you have gone to a few display villages to have a look at what's around.
