We meet our SS on Friday (building with Simonds in The Range estate in Croydon) and we're not really sure what to expect in regards to being able to visit and look around the site Not sure what to expect? I've just taken handover of my Simonds Home (Stanten), my 3rd build. My advice, please, PLEASE...

The lighter timbers generally look better with a satin or matt finish. Personally, I wouldn't get high gloss on any floor though, just my preference. I think it takes away from the beauty of the timber from a distance. It's not particularly 'fashionable' at the moment either, and much harder to keep...

Bottom line is this, everyone has good and bad experiences with all builders. There are a wealth of variables involved from start to finish, therefore many opportunities for things to go wrong. After just going through my third build, with three different builders, I'd stress the importance of getti...

So what did simonds do to rectify it? was the final funds on hold until this is resolved? It's early stages but I can assure you that Simonds are going to fix every last item to my liking. They simply MUST or I will go to consumer affairs (BACV). They know I'm playing hard ball now, I'd be surprise...

I'm building with Simonds, and while I had minor issues with my site supervisor and his boss early, the structural part of the build was fine. As I do with my builds, I brought an independent inspector in for first walkthrough (pre handover). I really never had a good chance or cared to go over the ...

I'm in the market for flooring (currently building Simonds - Stanten) and have noticed more and more engineered Oak flooring on the market, I like it. I was looking at blackbutt, but the lighter Oak floors look fantastic from what I've seen in pics and TV. Light and contemporary with nice feature. P...

Sounds good. I actually almost settled on a dark timber or bamboo myself, but have since changed my mind. I'm on the coast and want more of a beach type feel, plus the cleaning bothers me. I have friends who have a dark bamboo floor, which never looks really clean unless its been swept within a coup...

Wow that's a large house. I'm also building a 2 storey Simonds (Stanten) and went with the Novelle facade. I'm about a week off plastering and everything has been good so far. My 3rd build, first time with Simonds. Good luck with it!

Master bed looks huge. Same for the open plan area. Big place with 3 bathrooms... (enjoy the cleaning).... apart from that it looks great. I'm building a Simonds Stanten, which is nearly 34sq, initially ill be living in it by myself. A house gets dirty primarily from people making it dirty. A house...

Why do you find landscaping so difficult? Do you mean you're doing it yourselves as opposed to Simonds building the house?

We need to look into solar. We don't know much about it. Once you have it installed does that mean you are unlikely to pay for electricity again? And other than the initial cost, is it free to run etc? A lot of people only factor the purchase cost of solar equipment into their potential savings, ye...

I'd imagine that all things considered, it's quicker building though winter than summer. Much of the country gets more rain in summer anyway or at least a similar amount, plus December & Jan holidays can hold things up. Rain will hold the build up, sometimes 1 rain day may hold tradesman back mu...

Thanks for explaining the sarking, Hanna. I want a dark brick, and yes, I've been getting the feeling that maybe it's rather ordinary at the moment. (Questioning all my preferences right now--guess that's usually once the selections appointment has been made.) Must be wonderful to see the mortar dr...

All volume builders are pretty much the same, just follow a simple formula and you can't lose. Be a hard arse throughout the process. ALWAYS get an independent building inspector through 2-3 times throughout the build. This is simply a no brainer and something you must do . It doesn't just help you ...

Overheads are very easy to change... New doors, done. I am a fan of the metallic splashbacks too.

Personally I wouldn't be going all white with the kitchen, not with a glossy blackbutt floor. All-white kitchens look fantastic with a darker timber or bamboo floor. In your case I'd probably run overheads the whole way across in a darker colour or nice textured laminate, perhaps a feature pantry do...

For those of us who like to remain fashion conscious, loud or feature coloured splashbacks are no longer the 'in' thing. Trends seem to be a more muted kitchen palette, lifted by feature overheads or bulky pendant lighting etc. If it was me, I'd go neutral with the splashback at the moment. Preferab...

Sounds good meowsy. I've seen many ARC floors, all of which looked fantastic. It's a great product that will give great results if installed properly. I've not seen a lime washed floor done in person but I'd like to. I'm going for Autumn myself. Saw a floor in Australiana just recently, looked great!
