Hi there, This is how I'd prioritize: 1. Ducted A/C, as you have zones, you can turn on only the zones you need. Ducted might cost more but for a new house, I think it's a must 2. Insulate West windows 3. Solar HWS (Solar power to reduce electricity I agree, but for hot water? I'm not sure I'm convi...

Hi there, Can't see your image, but anyway, have you thought about moving the Telstra pit? That was something we were going to do but did not go ahead at the end. Call Telstra up and ask them how it can be done, I'm pretty sure it'll be at your cost though. Worth exploring. Cheers

Hi Lynne, Yes we moved in Nov2010, happier than ever. I can't believe I am saying this, but yes, we would do it all over again if we find another nice piece of real estate. It is at times frustrating, enjoyable, crazy and fun, but the end result is unbelievable and you'd be thinking, hey that was no...

We got the full contract ready in about 7 weeks, it was awaiting council after that which was a nightmare. 3.5 months is a bit long, do you know what the big hold up is? Room for concern as if they take this long to get the paperwork, imagine how long they'll take to build it

As far as I know, the only pest control you should do during the building stage is termite control, domestic pest control is done after you've moved in and start leaving food scraps to invite cockroaches :D

Hi there, Yes, I agree with greenfish, speak to your finance guys and get an indicative amount they would lend you, or a pre-approval note of some sort, builders will not build anything for you until you prove that you can pay for it anyway. As for getting a contract, once you have a pre-approval, s...

Well legally, you are not suppose to live in your new home until you have an occupancy certificate. There is always a risk of your lovely neighbour reporting you to the council. I would recommend working with your builder to get you an interim occupancy so you can at least move in to live, it will m...

We got our tiles installed first, then install the rangehood. I suppose it's just easier for the tiler to tile, and if you should ever replace your rangehood, at least you won't be left with an empty space with no tiles, that would be odd.

Hi Jim, Very true ! I am starting to feel the same way. I am glad you have gone past that stage... The builder is asking me to do a lot of works i.e. preparing landscape plan, storm water plan and go knock on neighbor's doors to let them know about the plan to build etc...Did your builder ask you t...

::surprise:: wow I'm so surprised how this topic became such a heated debate over the loo :) Dilbert_Perth, I hope you've gotten enough pros and cons with picking this fight with your builder, ultimately, we all have a different level of tolerance on this loo topic, decide how much you can tolerate ...

The project builder is charging $95 per d/light so trying to figure the difference. Assuming your $95 includes all the wiring and the actual downlight, it's ok but not cheap. It's been a long while, but this is what we paid roughly. $35 per light point (downlight or not, wired by my builder and bay...

Hi, I don't think there's a common practice with tradies using the toilet. I totally can empathize with you being upset to see your beautiful house being treated like a public toilet. However, as you've pointed out, your house has not reached practical completion, should you really be in there witho...

Hi brixnmorter, This is a guideline I used when I was building. http://www.jandsonhomes.com.au/project/ms_04.php It gives you a high level timeline of what to expect at each stage and how far apart the stages. I did not end up building with them but kept going back to refer to their timeline :) The ...

Office of fair trading is where I'd suggest Keep any receipts you may have received and any costs you've incurred Assuming he's got a License Number, the fair trading can track him down to his reported home address and phone to hopefully find a soltuion that suits both parties. Hey Chris, I agree with the previous post that the bigger the window, the harder it is to fit furniture, consider the type of furniture you'd get to help with your decision. As for which option, my pick is Option 2, I think asymmetric windows are very trendy. How will they open? Outwards? just curio...

I can't comment on split system wall mounts, as we got ducted aircon. Our house is double storey, and our package with the build included all the ducting done, that saved me a lot of money and hassle as it made the installation post handover a lot easier. With so many rooms to cool/warm, having so m...
