Because there is no character in a project build and I want to keep that, I also won't get the same size house for $300k, and have to factor $20k to knock it down and at least another $20k for rent. Each to their own though.

I also think that building on a slope for $320k in Brisbane is unrealistic unless its a tiny house, my sister is considering knock down rebuild on a slope up from street and it's going to be $400k for 2 storey 4 bedroom.

Thanks Pellehcim, how exciting! Are you in Brissy? I have found a builder who is great and has an architect working with him, so the design phase is plans and all these bits and pieces which I'm not sure about the cost... He is saying eng-about $3k Contour survey $2k Soil and geotechnical report $1....

Thanks so much everyone (esp thlo). The reality is that guarantor with a different lender is in a big too hard basket...we're changing lenders to accomodate this and therefore have the same lender.

The kitchen in plan 1 is a lot bigger, but I prefer the location of it in pic 2 -as was mentioned before - it's the heart of the home. I also prefer having two living areas leading on to the alfresco, you could have open sliding doors in summer for airflow. Maybe the kitchen cupboards could be deepe...

Hi thlo, That makes more sense, we are in Canberra so I'm assuming the 20% applies here? We do have genuine savings but not 20% worth. Can we use our paremts home as equity/deposit or as a guarantor and how does that work?
