Definitely get your plans done with a designer you trust. Some designers will design and then tender to different builders on your behalf. They then earn a commission from the building company and you get your design for free.

I would recommend you consider ripping it up - and replacing it with a native verge garden. Native plants have come a long way in the last decade and there are some beautiful cultivars available. It's much lower maintenance and less water wastage.

Ultra matte finishes can be problematic if they're exposed to direct sunlight. my suggestions include swopping the study and bedroom and stealing space off the master bedroom to allow more space in the kitchen and bathroom ... this keeps the bedrooms all on the east side (with the original smaller windows) reducing overheating at night and the new study should have external s...

Those are some amazing views! I would suggest reconfiguring the master bedroom so that you can look out onto your views while sitting in bed. In doing so I would suggest increasing the amount of hanging space in your WIR.

I would suggest putting wall painting in the contract. That way if you have any plastering issues the builder can't blame the painter (and vice versa). If you add the cost to your mortgage you won't even feel the difference. I don't think bedrooms need 31c, you never notice then there and you're bet...

It's always much easier to clean tiles than glass shower screen. But the shower screen will let in more natural light. I would personally go with the tiled wall.

You can fiddle with the details, but it won't make this design more livable in my opinion. It's a poorly designed space with unfurnishable living areas and no light. There are better 7.5m block designs out there so shop around. The block is too nice to waste on a design like this.
