I'm likely to have 4 neighbors who I'm sharing a fence with. One block next to me has been sold, there are another two blocks on a side but these haven't been sold yet, and behind me isn't under development at this stage, but will be eventually? If it makes a difference none of the blocks that have been sold have even titled yet, and nor has mine. If developer owns the land next door you will need to cop the full cost I'm afraid in every situation I'm aware of. If neighbour hasn't titled yet my advice would be to get their contact details from the estate and forward them 3 quotes as you are going through the process of putting up your fence. I think you will find neighbours will pay and are obligated to regardless so long as they are in full ownership of the land. If not then they will be at some point. Worst case scenario you may have to wait until they do. 3quotes is key and if they find a cheaper one than your 3 they are only obligated to pay half of their quote unless agreed otherwise prior. Good luck That's about what I figured would be the case. Hopefully all the blocks that are for sale will have sold by the time we finish building, I'm not getting my hopes up about the one behind us that hasn't been developed yet but we may get lucky there I suppose. It wouldn't be ideal if we had to pay for it all ourselves but it is doable at least, fencing doesn't seem to be that expensive from what I understand.
