Browse Forums Buying Land Re: anyone buying land in officer VIC(South Siding estate)? 542Feb 03, 2017 7:37 pm Puddlette What do you mean re stage 2 Ting Ting? I will think about it and may post latter. As this is an open forum I really don't want to get myself in a mess. I have spoken to people that live right next to South Siding and I have learnt a lot about the Contractor. (Not that I have not known anything about them before) Was told that stage one was started and stopped and redone. 2015 till now is a long time for a small project like stage one. Only an incompetent organization would take that long. Will not be surprise if stage 2 is latter than June. Re: anyone buying land in officer VIC(South Siding estate)? 544Feb 03, 2017 10:43 pm Well, my conveyancor sometime pointed out that they have mentioned in contract of sale that they cannot delay project more than a year or something (can't remember exact timelines)... so, if anyone has got contract of sale in 2015 like khan.. should check their contract for such terms and conditions maybe... Honestly, don't want any more delays after june pleaseee Re: anyone buying land in officer VIC(South Siding estate)? 546Feb 06, 2017 10:24 am [quote="newbie11"]Well, my conveyancor sometime pointed out that they have mentioned in contract of sale that they cannot delay project more than a year or something (can't remember exact timelines)... so, if anyone has got contract of sale in 2015 like khan.. should check their contract for such terms and conditions maybe... So that you don't end up out of pocket I would not sign any building contract too early. We came really close to the 12 months, ours started building at 11 months. It'll be nice to be busy and not obsess about progress for a month to be honest. There were a lot of diggers and machinery all over stage 2.. very surprised actually. Stage one still had a fair amount of workers today so hopefully they will be finalising everything ASAP for those in stage 1! Winslow and Hogan are both Civil contractors but I have never seen work on South Siding like Hogan are doing now on stage s They have their own site office and equipment. Stage one is a formality. Drive down the railway road to the estate at the other end where winslow are contractor and it's a ghost town. No work for a month. As I said I can't say much, but I hope Hogan continue with stage two Re: anyone buying land in officer VIC(South Siding estate)? 550Feb 13, 2017 10:29 am Good morning fellas !! Anyone heard about Stage 1 titling, if it is end of Mar 2017 then would presume some comms would flow in by mid March but if its early then should hear it by now... Btw - some good progress around - new houses in cherrington, some sort of construction work near train station opp to officer secondary school, Gum scrub primary school construction has begun ( have seen fences around so hoping...), new houses coming up in Arcadia, cinemas have been planned in town centre..... it is exciting to watch the new suburb coming up ... I know the owner of one of the Cherrington properties. They are one of the first properties to break ground in the rear stage. They have however been delayed by approximately a year. All that land titled the week before Christmas 2016 Re: anyone buying land in officer VIC(South Siding estate)? 552Feb 16, 2017 10:08 pm Siding ave extension is currently under construction, shopping centre has started, primary school getting ready to start. Build thread viewtopic.php?f=31&t=81011 Re: anyone buying land in officer VIC(South Siding estate)? 553Feb 17, 2017 4:38 pm Yes, thats a good news for this blooming suburb... By mid this year, there will be lot more progress around the area.. Btw - My builder wants to get access to the estate for soil tests ? Has anyone completed there soil tests already ? I thought it will be after settlement... Need advice please.. Re: anyone buying land in officer VIC(South Siding estate)? 554Feb 17, 2017 6:09 pm Well I was told that our bank has already done the valuation which means they slipped in so seems the builder would need to do the same. Linda mentioned that at the moment no access is being given to anyone...but my bank person has been already! Re: anyone buying land in officer VIC(South Siding estate)? 555Feb 17, 2017 7:07 pm Where they are working at is not where the shops are. Peripheral Commercial Neighbourhood Activity is in that area. And I thought soil test can only be done one you get the Title or the bank has your title. Re: anyone buying land in officer VIC(South Siding estate)? 556Feb 17, 2017 9:09 pm A+C Well I was told that our bank has already done the valuation which means they slipped in so seems the builder would need to do the same. Linda mentioned that at the moment no access is being given to anyone...but my bank person has been alrea Thanks A+C - usually bank valuation sometimes may not need access to estate but not 100% sure on the process and yes, Linda told me same , no site access to anyone for now.... Ting Ting - even i have same belief but my builder may not guarantee the site costs till then... Re: anyone buying land in officer VIC(South Siding estate)? 557Feb 17, 2017 9:26 pm Land belongs to the developer until payment for sale is received. When the land is paid in full then title is given, When title is received you become the owner and then the Builder can do a soil test to start building. My builder told me to advise them when I receive title as they cannot do soil test and start anything before that. That's how I understand it. Re: anyone buying land in officer VIC(South Siding estate)? 558Feb 17, 2017 9:34 pm My soil tests have been done and my land isn't titled yet. Not in south siding though but nearby. It can definitely happen. Although I have bought a house/land package not sure if that makes a difference. Re: anyone buying land in officer VIC(South Siding estate)? 559Feb 18, 2017 3:15 pm Tingting -- it is indeed confusing and it's case by case basis..... without soil tests, final contract cannot be signed which may delay the build process so was bit worried... MoniqueElizabeth - Yes, in case of house and land esp when it is through developer it is easy to get the soil tests done before titling but in my case both are different ... MoniqueElizabeth - Yes, in case of house and land esp when it is through developer it is easy to get the soil tests done before titling but in my case both are different ... We purchased land in Grandvue and had soil tests done by our builder before titling (for site cost estimates) and again after titling to see if anything had changed.
