Kitchen is very good, but it all comes down to taste and styling. you could spend 1K you could spend 20K. its very personal and budget conscious.
As far as the tender goes you need to make allowances for things not included -
all floor finishes (porch, alfresco and most importantly all common floors
Tiling to bathrooms 2K to go full height per bathroom plus extra if you go outside their tile selection TBA
allow at least $500 per toilet if you want a decent wall faced toilet pan plus tap ware upgrades.
Electrical. this is easy. count the lights in the display and the power points. you know the costs per unit already. most people spending about 10K, i think we are going to be closer to 15K (enigma 41+3)
Kitchen - you wont know till way after you sign consolidated tender. but you get to chose from a fairly extensive range!
Features walls - there is a cost per wall, they do not do any wallpaper
Bal Rating - depends how close to the bush this could be $0 or $20000. again you won't know till probably your plan appointment.
Get the tender done, its very preliminary. all of those extras are extras with 99% of builders, intact you won't find many that offer the higher ceilings and waterfall edges etc
Start an excel spreadsheet, itemise things...

Don't get cause up with just the upgrade costs of items. Keep funds available for site costs which you only find out when the builder starts. eg we have to add a drop edge beam on slab for $5k, rock removal $3K, on the plus side we got back $4K on peiring for being under the allowance.
