I ask because I like to be proactive, If you encounter a build problem its usually the one who is most invested that will come up with the best solution. I know that it will be a problem so I'm looking for options... atm its a provisional sum - so technically its still a relative unknown! If your still early, then would be good to find out more details from your local council. The Stormwater consultant has come back to us saying the rain gardens don't meet the requirements of council. I think theres a glitch in the system. Councils want to encourage rain gardens. Did anyone manage to get anything changed e.g. Penalty per week to cover rent etc in case of delays. Is it worth having a solicitor review the contract? I'm also interested to know if theres any lee way here. The amount in the base contract definitely doesn't replace rent. On the other hand, if the liquidated damages was at market rate, whether that drives rushed work. I assume even if you have a solicitor to review, the builders may not have too much incentive to change, if they are busy with work. architect, blogger at homedesignedge.com, Spacesave.co and author of Guide to Planning and Building a Home on a Budget Re: Mojo Homes 372Aug 25, 2016 8:38 pm Paid the initial deposit today we're building a modified Soul 40 with shower downstairs, butlers pantry, enlarged master and ensuite, 1m extension to the rear of the ground floor and workshop in the garage. Plenty more changes coming in at selections though. Still have another 4-5 months before land registration but trying to get everything lined up and ready for when it does happen. We've added a butler's pantry, added shower to power room and added an extra meter width down garage/home theatre/living side. Upstairs we've done the master to rear, rumpus to middle variation that they have online for the 41 and also removed the bath from ensuite and extended the WIR there. What did they quote you for the extra metre down the side and butlers panty? how much credit did they give you to remove the free standing bath? I want to modify the laundry/WIP and down stairs bathroom like in 41 "grand laundry" but make WIP better instead on laundry, as laundry is plenty big. What are you doing with the alfresco? keeping the alfresco as is? they told us it would cost another $9000 dollars per side. so if you wanted alfresco to cover the length of the rear it would cost $18000... don't think that sounds like a good price to me. (dont think that includes tiles either...)
