Another thing to remember is that once you secure a block and sign the contract. You may have say 28days to get unconditional finance. But if your land has not registered and cannot be valued you just get your conveyor to apply for an extension until such time as roads are in and the lot has been pegged and near enough to finished level...

That's us pretty much.... we just got an extension on our land contract as the bank can't do their valuation yet! Our contract is subject to finance, so until the loan is approved we won't pay the deposit - we only paid the $1k EOI payment which is refunded if finance is not approved. Buying off the plan sucks.... but land is in such high demand around here that there is no other option! 😝
Thanks marcoola and bridgetwitch. That's fantastic! That sounds more like what I thought would happen. It seems ridiculous that we should be expected to go unconditional when the bank can't even value the land. Yeah we are the same re land availability. Did you do your house contract after the land was registered?

No we done our contract approx 6mnths before land was rego'd. But it did mean we had a few extra variations so id hold off as long as possible cause you may change your mind about some things..
