I am very new robe forum but not to Coral unfortunately and I need to vent to people that understand my pain! My husband and I are building our first home, the Manhattan 25, on the NSW Central Coast. We have signed contracts, done tiles, colours and electrical with our land settling back at he beginning of September (we signed with Cora back in May). To our disappointment, coral are still to submit our plans to council!! We are at our wits end and I am feeing for our CSO as I am going to rip her head off tomorrow as we have been playing phone tag this week! Our consultant was AMAZING but 7 weeks of nothing on coral's part is not acceptable in my books! Our contract states a start date must be issued by 16-Dec but I really can't see that happening! We love our design, which we altered to suit us and we loved the whole process up until moving to Head Office, but right now I am ready to explode! I tell you if our CSO gives me that line one more time I think I will scream! It is completely unacceptable and considering we haven't even begun the build I'm not optimistic for a smooth flowing process. Maybe they could do something similar Hi Mellywil, Where are your parents moving to? It's very hard to find a design with a big enough space for a full size. If they are building they'll face the same dilemma we did. We first thought of homes with a large enough space in them (Casuarina, Stradbroke) but they are HUGE for people wanting to downsize. Also, not everyone wants a great table stuck right in the middle of their main living space. Next we looked at little designs we could add a separate room to but they looked somewhat unbalanced. We compromised on a medium sized home, but then saw the Manhattan and fell in love with all it's little unusual features (eg Alcove) Forget downsizing! Probably we'll regret it but we can always sell once we get sick of cleaning and playing pool, I guess. Maybe your folks will go down the same road or maybe they'll be more sensible about it. A high set is one answer, with a big Rumpus underneath, but then stairs may become a problem... And I think only eventually had something happen on it because I started phoning everyone I possibly could including our local council. But now we are at the building stage everything is going so smoothly. Dealing with head office was a nightmare! From reading others problems here it seems everyone has some hiccups at the beginning but yours seem excessive. Let's hope once your plans get to Council that everythings flows from then on. I had CDC approval in less than a week but had to wait another 5 weeks to be issued with a start date!!! They had "other approvals like water etc... In my books they just weren't organised. My site is going well now.. Few set backs with rain but that's not something my SS controls.. Hopefully my positive streak continues! I hope you get everything sorted. We are still hopeful of a good outcome! As mentioned, we really do love Coral, this is just a a hiccup that doesn't seem to end! Clause 14. Hidden Site Conditions In essence what I am wondering is - Has anyone had additional cost come through from this? The bore holes and soil samples were completed and the engineering report was completed based on this. We chose Coral because we liked the reassurance of fixed costs. Now we are a little nervous as the contract says there may be additional cost to us if they find rock. Anyone had experience with this??? I'll be able to tell you soon. Just waiting on the second soil test as we have just finished demo I wanted to close the loop on this. We spoke to Tim at Coral and the contract I was referring to and was concerned about was the standard HIA contract. It does mention additional costs if rock is found - however the tender letter trumps the HIA contract so costs are fixed even if more rock is found. Wanted to let you all know the outcome. Developers are moving into their suburb and their land has been rezoned. They're looking a getting quite a nice chunk of change and will probably move out near us in SW Sydney - no idea at this stage though. It's all going to take a while for them. I've advised them to NOT build and to buy an existing property. They don't need that kind of stress at this stage in their lives! We got a big one for the period of March-October and I'm wondering if we need to get Coral to reimburse us for the cost. Help! You should check your detail drawings, it may show downpipe within brick pier. 14 14021 Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck. And yes any builder… 2 13723 In Qld it is a requirement that a builder must have a cost breakdown, for building a home to the same specification, with the same inclusions and the same finish.
