Re: Who else is building with Eden Brae? 14013Nov 26, 2016 11:45 am @mikegrg1-congratulations on getting a site supervisor assigned for your bristol build. We are in DA checks. @everyone- We are in DA check and were advised the final PCV will be sent over by Monday. -Is the final DA Check PCV just a $0.00 PCV or should we be ready for any surprises? -How many days/weeks from them to be assigned a site supervisor? -Approximately how many days/weeks for start of construction? We are just wondering if we will be hit by the Builder shutdown during late december/early January and should be looking at construction start in January? Any information will be helpful. My final PCV was around $200 for moving some electrical stuff... I didn't even care to be honest ... Took them about 7 days to appoint SS after all the paperworks And 3 days to start work in the land which was cut and excavation... Hi Scaria Pasting info here for your on next steps which we got from our cso at that stage (she was very helpful!) Once all variations are finalised and you have signed and returned your “DA CHECK” letter, your file will go in for a DA check - The DA check is where the estimator will look over your house approval and raise anything in there that is your responsibility as well as any additional items that have been requested. The DA check will also go through and check to see if any items been missed throughout the administration process. THIS CAN TAKE ANYWHERE UP TO 2 WEEKS After the DA check is completed I will send you the final PCV in which I will need signed and returned in order for me to be able to order your final plans and raise your final price including all variations. The final price will have an invoice of 5% of all variations raised which is payable prior to construction. It will also include an amended Progress Payment Schedule which you will need to provide to your lender. Final Plans take 3 working days to be completed. Once your final plans have been received I will be sending you 5 final documents which you will be required to sign off on. At this time you will also need to provide me with your Authority to Commence Construction (ACC) and loan approval documents. Surveyor Peg Out – Once your final plans have been drawn we are able to order the surveyor peg out. The surveyor will out to site and peg the position of your slab ready for the excavator to begin once your file is in construction. The surveyor pegout takes approximately 5 working days and is subject to weather. Production – once you have signed off all the final documents, provided your loan approval and the ACC your file will go into production where all the orders are raised ready for the supervisor. Once this is complete you will be released into construction. EBH HAVE 20 WORKING DAYS TO GET YOUR JOB TO SITE FROM THE DATE OF THE LAST DOCUMENT RECEIVED. End paste - from memory they said a site supervisor would be allocated within two weeks of going into production and they would contact us. (Edited to add he contacted us sooner than that). Also, we commenced building in mid November last year so we were in the same boat, hoping that it started before Xmas but then not so happy about coming across the Xmas period. We found that there were a couple of weeks where there wasn't any action but most tradies come back on after the Xmas new year period. I hope this helps you Re: Who else is building with Eden Brae? 14016Nov 29, 2016 1:49 pm Hey, has anyone installed reticulation system with EB. We are having Vic ash stairs. Is it necessary to have such system with timber stairs to prevent termites. Thanks Kim_kdr Did you pay for the system? How much is the annual cost to maintain this system ? We didn't pay any extra - unless it was part of the stairs upgrade cost but it was never split out. We were surprised to see it installed and our supervisor explained it was because of the wooden stairs we had to have it. We had termiguard out recently as we had finished our landscaping so they did an inspection and filled the system. My husband and I can't remember how much it was. He thinks 260 I think 500. Re: Who else is building with Eden Brae? 14020Nov 29, 2016 8:18 pm I should add that what we recently paid would be more than the annual top up as we had the inspection this time also - that's only needed after landscaping is completed. I built with EB back on 2009.
