Re: Porter Davis homes 9684May 16, 2014 10:20 pm Has anyone had any problems with the land being valued less than what you are paying? We have just found out the bank has valued at over $30,000 less than what we are paying. Can anyone share they experience, we are very worried Re: Porter Davis homes 9685May 17, 2014 5:12 am Some bank valuers are just crazy. Try another bank If you can. That's the only solution. Re: Porter Davis homes 9686May 17, 2014 10:03 am I'm confused because in our package there are $25,000 site costs but obviously the bank aren't looking at that when they value land so that leads me to believe that is why it's come out short but if that was the case then everyone doing house and land package with included site costs would have this problem. I know we should have done our research in hind site but our broker never even mentioned this was a possibility. That valuation was with CBA and our broker is now going through Bank of Melbourne. Does anyone have experience with these two banks in regards to valuation? Porter Davis homes 9687May 17, 2014 10:25 am Site cost counts towards construction, and shouldn't be part of land cost, IMHO. A broker should be able to handle this. Also talk to PD finance guys, I found them knowledgeable as they deal with land and house packages all the time. Also pls ask your broker to request valuation first with bank of Melbourne, otherwise you will have another unnecessary entry in your credit file. Re: Porter Davis homes 9688May 17, 2014 10:55 am Hoping someone in here can help with a rookie question re NBN provisions. We are building in a relatively new estate in Gisborne, Vic. I spoke to developer yesterday who informs me that the estate has been set up with provisions for NBN if and when it reaches our town but it also has copper cabling throughout which is what is being currently utilised for telecommunications. My question is do i need to include NBN provision in my electrical ($421 for conduit and a termination unit in garage) or do i just go with the telecommunications install ($462) and when NBN comes throgh expect they will use the telecommunications conduit for the NBN fibre?? What will all the other homes that have been built without the NBN provision do??? Appreciate any advice/info, please keep it in laymans terms haha Re: Porter Davis homes 9689May 17, 2014 11:27 am melglenn Nice feature wall, looking great. Our slab is set to be poured next week, so early days for us! Initial stages usually move fast so nothing much to worry make sure site elevations are as per the plan and slab height is set properly. That's pretty much it. Re: Porter Davis homes 9690May 17, 2014 11:30 am yeah, happy with colours Thursday they started tiling and hoping to do another round of visit next week. Have to go only when someone is there since it's locked otherwise. Re: Porter Davis homes 9691May 18, 2014 4:17 pm Dunaden_31 Hoping someone in here can help with a rookie question re NBN provisions. Re: Porter Davis homes 9692May 18, 2014 8:26 pm Question to everyone: How long did it take between the time you signed your final floors plans and when PD started construction? I am expecting my final plans to sign this week. Re: Porter Davis homes 9694May 18, 2014 9:02 pm If my Council Regulations costs are only $100 then I would say not, although it is still listed. There is 30 metres either side of the house, 25 metres at the front and 80 metres behind.
Re: Porter Davis homes 9695May 19, 2014 1:56 pm ondrej09 charlene_feng I got the PCI date next Thursday with SS, is that means that's the day I should go with my independent inspector? Normally how many days later will be the settlement/handover day? I noticed from your blog, your using Hawksburn bricks, i'm using the same bricks on my build, how did they turn up? I am uploading some photos to the blog, it's a bit slow for my mobile, you may find it later on Waiting land settle...... 21/11/2013 Land settled PD, Montague 21 http://mylovelyhomemontague25.blogspot.com.au/ Re: Porter Davis homes 9696May 19, 2014 5:22 pm tlblhayward Question to everyone: How long did it take between the time you signed your final floors plans and when PD started construction? I am expecting my final plans to sign this week. For us it was just shy of 4 weeks, however we had to delay due to finalising pool. At the meeting to sign the construction plans they gave me the dates which was actually 2 weeks later. So you could expect anywhere from 2-4 weeks depending on other houses starting in your area. No call! Tried calling today to see if he went to have a look, no answer. Went by the house after work and the shower screens are up...
