Any variation you have will be an extra 20%. When signing, insist on the HIA schedule. The quality of the build comes down to the site supervisor. See if they talk about one that "everybody loves"! Don't be afraid to go by your timeframe until you sign. Negotiate as much as you can and dont be shy to ask for freebies/bargains. We asked and it paid off. Never hurts to ask . Hey mate - what sort of freebies did you get - I got nothing - I didn;t negotiate hard enough. However we did not have to pay for going over time. We negotiated extra time to start. That was free. Also, with the Provisionals - when do they charge us these? I got a credit back for one. Not sure about the rest - they ahvegone past that stage though. Advice on this? they had a $5k PA for site handling in there... They want to meet the monthly targets, so basically you have more room to bargain. I managed to score the front render, upgraded laundry door and few other bits for no cost. With the provisionals, you have an option. Either they can offer to send variations for the refunds on the go or just one variation on completion of house. I opted for signing the one variation on completion to avoid signing multiple docs. its your call. They will do what you tell them. @katman, 20% for each variation is not entirely true. It depends on CSC. I signed my contract in October and was making changes/additions up until 3 weeks before site start. Of course, major structural changes are not allowed, but if they can accommodate a change, they are more than happy to. I think we did pretty well as we locked in a rate 9 months earlier & subsequrently they had 2 price rises. I mean at the end of the day they just counter punch that with other stuff - 1/2 price a/c; termite t2 roofing, now they have bathroom vanities with caesarstone. For us that was an option. These three things scare me and we are thinking about signing up with them. We will need screw piers and drop edge beams (approx 20m2) so expecting some decents costs and would just like to compare. The PA's have come in short also - which is a nice bonus. I am very happy. We're likely to get our house in the last week of Jan. They should come in on price, that's why you signed a fixed price contract...they only thing that they could go over with is if the site costs suddenly increased...but that would occur at the very beginning. How did you go about getting services connected, particularly the telephone? Did you need to dig a conduit?
