Happy at Home Re: Our Cremorne 41..Demolition started!! 248Jul 23, 2008 9:28 am Another Small Update - Got a call from my CSC (I think) this morning, lovely girl 'C' she shall be called ![]() I told her that we will need to have the house demolished and we don't get handover of the house until August 14th, she said that hopefully they can get a soil test prior to the tender on the 21st August, otherwise we may have to push it back. I said that Hopetoun hasn't called yet, and she said when she sends the letter out to me it should prompt them to call me, I hope I can have an appointment before later August as I'd prefer to know my upgrades at tender...hopefully a month is long enough to get it all done ![]() When do people think we should organised demolition? Do we ring the companies now and get quotes and book in a time even though we don't get settlement of the home until mid August? While I'm at it does anyone reading know of any good demolition companies in the West? We rang one guy out our way, and he was booked months in advance, and couldn't do our job! They won't be able to accurately quote without access to the house but you can call them.
I would allow a least a week for the demolition. It depends how much asbestos there is to remove. Ours took 2 weeks all up as we had heaps of asbestos. There was a brickhouse near our rental has just been demolished and it took about 2 weeks too. We also have a couple of sheds, concrete in several places and most likely asbestos in the eaves. This all puts the price up!
We 'plan' on moving out late August/early September, but then the gas and electricity needs to be cut off...which could take up to a month! Can't help with any companies out west...I'm east! On the issue of tender, I have to probablly reshuffle this too, as we dont get settlement of the land until August 14th we will then have to have demolition and disconnection of services etc which could take up to a month it seems, so tender might not be able to be done until mid september...we are supposed to build in November...not sure if this is pushing it! ![]() ![]() Will call some companies now... Hoping they can organise the permit etc now....does anyone know if PD can do a soil test based on the vacant land (no house) in the backyard, or do they need to test the soil in a number of places?? You can try and book this in now but our experience was that it took a while (can't remember how long but a month would be a good amount of time) so I would say 6 wks to disconnect and demolish would be a good amount of time. I know you will be keen to get started but best to allow the right amount of time.
I think you will be lucky to get demolition under $10K but it won't be too much more than that - it depends on how much asbestos they need to remove. We had heaps of asbestos and ours was $13K. They normally do 2 soil tests one before the demolition and one after the demolition (in the area they couldn't get to with the house there). You may decide to take the gamble and wait till the house is down before you do any testing. This is a gamble though as then there is no fallback position - the house is gone and you HAVE to build no matter what the test sayes and what the estimated site costs will be. Based on my experience - which is very extreme - I would say get a test done before the house comes down and make sure there is nothing unusual about your block before you pull the house down. They take on all the work making promises but in reality you just go in a queue. Fi has moved in!! I spoke to Absoloute demolition in Altona - they lady was very helpful, she is coming out tomorrow to inspect the house and arrange a quote, I'm a bit worried that you say yours took quite a long time Brittany I really can't afford to be much longer as building is scheduled to start in Oct/Nov....I might see what they say, maybe even ask them to guarantee a start day.... Thank-you for the info about the soil test Kerrie, I'll ring PD and see if they want to come and do a pre-soil test prior to demolition, hopefully this will give us a close guess to site costs and then have the second soil test post demolition too.... We had our own one done before demolition, but they still had to do one after, as the soil would vary where the house was and may change the type of slab needed?
