Pantry is walk in at 2150 x 3090. It's bigger than the old one, which was big enough for the both of us. Remember, it's really just the 2 of us, and we have built for the "forever" theory, not for resale, although I haven't totally ignored that factor.
Set out done Initial excavation Pouring of rear strip footings to 2100mm (builder chose to go 300mm deeper than engineering required on his own accord at no extra charge)
Brickwork done to just under sub floor level. Builder has done double brick at front and around the garage at no extra cost. Put in Ag drainage across the front as per plans but plumber advised on continuing down both sides of house, so he also did that at no extra cost. He's gone overboard on the metal tie down stripping you can see below, but it just adds to the strength and stability of the place.
Species: Australian Chestnut Select Grade: 85* 14mm, end matched. Area covered: Entry, living, meals, kitchen and pantry. Nailing Method: Secretnailed. Direction: Floorboards to run vertically, walking in from front entry. Floor finishing: Three (3) coats of polyurethane „Semi-Gloss‟ finish. Beading: Not allowed for. Note: Supplier of floorboards and polish nominated by Builder. As per the manufacturer’s condition of sale:
the standard grade in this species is subject to effects such as borer hole, gum vein and wriggly worm and considered a feature
timber is a natural product and will have colour and grain variation
timber always exhibits some movement between individual boards
gaps between floorboards are not considered a defect
the Owner is advised to install curtains or blinds immediately after handover to avoid any direct light to the floorboards
Not a great deal of progress, but piers done. They've also put screening and scoria drainage across front and down sides. Also levelled a lot of the ground under the foot print to make my life easier after it's finished.
Joists in. Flooring next followed by frame. All bearers LVL's and joists came termite protected. The foundation termite protection comes with a 50 year guaranteed, joists 25 years guaranteed. (In 50 years I'll be 95 and concerned only with spending my days naked in the garden doing helicopters at the neighbours)
Flooring laid. The FFL is a clear 350mm-400mm higher than the old house, we're looking down further on the backyard but have a much bigger view of the Dandenongs (difficult to see as pic taken into morning sun). Frame is next
Frame layout I had to go out to approve a few small changes as suggested by the chippie. Was a good outcome, tightened things up got some consistency in lines etc. Also gave me a far greater feeling for the layout, space etc
