still nothing on ours as well. Agent reckons we should have more interest this weekend thanks to the drop in interest rates. We considered dropping the advertised asking price but i think people will just keep offerring the 5% away from it. So we will stick to our current price and negotiate with any "serious" bids. Hi. Not getting too excited about it. Guy has not even made an offer. Wants to find out what the bank values house at first before he makes one. Its an unusual way to go about it. Hopefully he's prepared to make a serious offer otherwise he would have wasted the $200 on the bank val.

I take it as a positive - at least SOMETHING is happening.
We had a few through on the weekend but nothing from it. Now listed with another agency as well - and all they are saying is how rubbish the market is right now

We are now dual listed. The first agent was a friend, and is located a bit further away - she only really touches on our area but I wanted to give her a chance (and would still prefer to pay her the commission rather than the other agent). The new agent is much closer and has a good record for selling around here. Although their ads appear in the same paper at the same time, my house may get missed only being advertised with the first agent as you wouldn't automatically assume to look for my location there, whereas the new agent is their normal area. However, the editorials I have had are generic and haven't produced any response at all which is quite worrying.

I see. Listing with a local agent makes sense especially if they have a number of other properties on there books so you can draw in their other buyers. Best of luck with it. Were having another open tonight and again on saterday...reallly want this house SOLD so we can move on.

Good luck. We have another open booked for the Sunday after mothers day but nothing with the new agent yet. Must get on to her about that actually. If I have no luck then will have to drop the price in a couple of weeks.

2 groups came through last night. Got an offer from one of them for $515k. All the 4 offers weve received have been exactly the same figure (all 7% off our asking price). What should we do? 2 houses sold in our street last october for $535k and $545k. All the house in our street are built by same builder so they all have same fit and finish and similar layout and land size. Condition wise, the $535k one wasnt maintained well but ours is pretty much imaculate. Has the market pulled back 6% in the last 8 months?

In a word - yes it has. As much as it stings, if you keep getting the same range in offer then that must be what people consider the valueto be - remember it is a buyers market. Perhaps you need to reassess how much you want to sell, if you really want to sell then you may have to take less then what you want. Have you counter offered to see how high they can go - or alternatively decide your rock bottom price and have the agent pass that on and see if they rise to it. Let us know how you go. Good luck

Agents hasnt been pushing me to sell at that level. He believes we can get more if we find the right buyer. We are not desperate to sell so we will hold on till we get a reasonable offer. We havent had much luck getting people to increase on the bids. Another open home tomorrow...lets see what it brings.
Jemsaf...have you considered removing the price and advertising as open to offers? When we did that we got a lot more inspections and 2 offers.

Congrats Gemsaf , thats great news!. Hopefully its all locked in and smooth sailing for you. We only had 2 groups though on saterday but one of them are coming back tonight for a second inspection. Still waiting on the other guy to get his bank valuation done...this week apparently.
