You would have access to the patio from the dining/living area-big sliding door. Also have one on the wall opposite the island bench-very handy when you want to take food out to it from the kitchen!

I just checked all your three designs ::
My main question would be cost of the recent one, if you pushed the budget on page 45, then I would suspect that the design 2 would cost more due to the shape. you may need to go to design 3 and tweak from there, it would certainly be the chepaest to build. Good luck :D

storage for what?
he has 2 cupboards downstairs,, one in hall one by front door, a huge pantry and laundry, maybe chop the other bedroom wardrobe in half like one of the bedrooms have already..and have 2 cupboards in garage hall then?

maybe I should write this on his thread...ha ha !

If you are going to have open stairs...they need to be fantastic and very expensive. No wooden 1972 jobbies. With wooden banister etc
If they are open then your whole house has to be really slick and very modern...can you do that? Can you put all new slick furniture in? Cos the stairs set the stage of the type of home it is.

If you can't, go for a classic staircase that is timeless and very stylish.
And very beautiful.

I am sure your home will be beautiful anyway, but with that type of stair you don't have to go minimalist, like you might with an open stair etc

You can get away with your old dining room table.

So I guess it depends what you can really afford and what you love.
The stairs are the statement piece I feel....

Cool tips on the stairs :)
But do open stairs have indeed so much difference with building them? I never built to know, but I thought that building them is again complicated! :)

Hi Everyone,

Would love to get some feedback on our proposed plans... we have a wide, but shallow block with a slope from left to right. Our design is upside down as the views are better from the second floor - downstairs is just the garage, guest bedrooms, bathroom, and laundry. Upstairs is our living, dining, kitchen, study nook, bathroom, and master bedroom.

Size wise the house is about 25.5squares (including garage) or 237m2.

Any input is greatly appreciated, and sorry about the novice sketches we just used SketchUp :roll:

ooow, looks like a little dolls house. CUTE!

do you go through the kitchen to get to your bedroom? is that a pantry or a linen miles from the kitchen sink?
doesnt look a big kitchen?
we have a 242 sq met home so just a bit bigger than yours, we have 5 beds, 3 bathrooms an office, walk in pantry, large kitchen etc....
for that size home, 2 small benches and a breakfast bar not near the other 2 benches really.. ...aint much
this is a party house man....come on!
kitchen should be the heart of the home, not a through room to your bedroom!
your benches and your pantry (if it is one) and your breakfast bar are no where near each other and you (or the wife) will hate it,.,,,so many extra steps you dont need to be taking,

but other than that...COOL!

Just quick first look -
Can't see a toilet downstairs, I think you need to put one in or is their one under the stairs?? Can't see a toilet upstairs except that could be one hiding in your ensuite??
I agree with kiwi about access to your bedroom - might need to consider 'flipping' the upstairs so it goes master, living, dining, kitchen from left to right. If you only want the one toilet upstairs then you might want to consider doing a 2 way type set up so your guests don't have to go downstairs... I would definately put built in cupboards in the downstairs bedrooms (maybe you are but just haven't drawn them in!! I feel like somehow the downstairs could be rearranged to lessen hall way space!!??
I love the look of the house and cool hanging out window. As someone who has just started 'mucking' around with sketchup - great job!!

Hi Kiwi

Yep, you walk through a door from the kitchen into our study-nook, and off that is a bathroom and our main bedroom... this way the bathroom upstairs serves as both our ensuite, and guest toilet (rather than having another loo).

As for the kitchen it's bigger than it looks (5mx3m), I've put some more pics up to give you a better idea. We have a panty next to the fridge, and then another big walk-in style butlers pantry for the stuff we don't use everyday, like good dinner ware, appliances, and what not, and the island bench is 2m long and we'll use that mainly as our informal dining table (rather than setting the good table every night - we're lazy haha).

Hey rocketship,

There's going to be a loo in both bathrooms (I just forgot to draw them in lol).

I know what you mean about the hallways downstairs... we wanted the entry to be a feature, and there is a void along side the staircase to let in light. And the bedrooms and what not are shut-off to the entry hall/stairs by a doorway. That way we can leave the heating/cooling in that area of the house turned off unless we have guests staying over in the spare rooms.

The upstairs is constrained by our views which are much better from the living room end which is how we ended up with the slightly naff layout :roll: But we do have built-ins to all the bedrooms (they just don't show up very well in some of the plans) - the master bedroom has a wall of cupboards on the wall backing onto the kitchen.

That is better! On the first plan I thought there was a door to master...but it was the fridge!
Yes, good idea having one door to study then 2 doors off that and access to bathroom for guests...

If you change the door to the store area to a cavity slider it will allow more storage space against the wal opposite the door opening... :th: Also if you had the upstairs bathroom door pushed up hard against the wall where the vanity is, you could "drag" the toilet door forwards into the hallway area allowing room for a basin in the toilet...

I like it though-well done! :)

It all looks good except (sorry) I would like the guest WC door near the theatre to be somewhere else - it's in the dining area - but the only place I can suggest is a bit radical - have it accessed via the garage!! I've probably got your stairs directions wrong.
Or swap it with the store room off the laundry. Keeps the plumbing together - save a few $$.

thanks guys. im glad you like it. i had a feeling the downstairs toilet would get a mention. it's my least favourite part. i like it there cause it's central but i dont like it off the dining room (although ive tried to position the door so the loo is least visible). I got a little bit excited just then cause im going to move the internal garage door closer to the front door and I thought maybe i could squeeze a loo in the back corner of the garage and have the entrance to it at at the bottom of the stairs where the door to the garage is now but the garage isnt big enough and I don’t think I like the idea of actually having it in the garage. we originally had it where the store in the laundry is and also a powder room next to the pool room but decided we didnt need 4 toilets and removed the powder room so the bar could fit in the pool room, and then put the toilet where it is so that if there is a party in the pool room the toilet isnt all the way through the house. it will also be convenient for those planning on having a star wars marathon in the theatre! probably not that big a deal but it also keeps my laundry private. im thinking ill move the wall between the store and the "shelf" (study nook) 30cm towards the kitchen and put another shelf and maybe a rail behind the door in the store. i thought someone might suggest a cavity slider to the store but i think ill leave it hinged so that i can use my overdoor clothes airer there.

i hadnt thought about putting a basin in the upstiars wc, i figured the one in the bathroom was close enough but in the wc would be much more hygenic. i dont know about having the bathroom vanity in front of the door but ill give it some thought. and definitely consider 2 cavity sliders to the theatre - but dh has the final say on that room. thanks heaps guys, much appreciated.
