A guest bedroom downstairs is a good idea ( or a teenagers room if you don't want the smell near where you sleep) but I think you might need to squeeze a shower in as well, Cos how will they wash if they have d0dgy hips and can't go up stairs? Guests will smell More than a teenager! I would make it a full bathroom and put that cupboard over where the store room is and use half of the store room for the cupboard you then lose. Cupboard for coats, hats, gumboots etc
Good job though, well done. I would do cavity doors into the upstairs study/ kids retreat ..more practical as a space then

In the mean time, I did some fiddling in photoshop also (seeing as everyone else was doing all the work, i felt I should put in some effort also haha)..

I also added in an arrow showing which way the block faces (relevant), and removed a west facing window from one of the rear bedrooms as a) there wasn't much blank wall space, and b) it will avoid that hot afternoon sun.
I did also have a play with a variation to the above, and swapped bedroom 2 (between master & bathroom) and the study... as we have no children, and when I do I only plan on one or two, I thought this would make a lower level guest room (for anyone who has troubles with stairs? avoids one flight of stairs - such as for me when I have my hip surgery in the near future! eek)
This way, when you are going up the stairs to the bedrooms, you could have an open leisure/study area at the top of the stairs to open up the area -- an open room rather than a wall and a door... or alternatively, still have a wall and doors, put perhaps two sliding doors so it can still be closed off (nursery/extra sleeping area if needed) but still appear much more opened.... but im not sure how much I like this idea. I have put a rough idea of it below, but bearing in mind that a lot of the other changes (above) have not been copied over as yet. It also takes our study away from the front door and the praying eyes of anyone wanting to break in and steal our PC's.

I'm loving the ideas that have come up so far. If you liked the new bed 1 layout I would change the ensuite around so that the door was in the centre of the ensuite and then put the toilet under the window/in that corner which would give you much more room for a larger vanity. Oh and maybe you could add a spare toilet behind the garage in the small store area, so if you are outside you don't have to go upstairs to the powder.

if you move the door, and ever wanted a tv in that room..how it is now, would be the perfect wall to put it on, as you sat in your lazy boys.
if you dont want a tv, or a sideboard, or a dresser on that wall, then have the door wherever you want.
good idea re the loo, if you have a big backyard and might use it, then if that is the quickest way to a loo, (ie not going up stairs) then good call... or if you garden a lot, I DO NOT!

If you go with having the guest bedroom downstairs, I would definitely agree with Kiwi and try and fit a shower into the powder room which would then make it a ensuite/powder room. My brother has a set up like this in his house and it works a treat!

NOOOOOOO, cos you still then need a powder room for guests to use. they cant be traipsing through grandma's room ~ who's having a nap, to have a dump in her bathroom....

I agree Kiwi, I love the idea of a bigger vanity but I think that wall would be too valuable as far as placing a dresser or television. Hmm decisions, decisions!
I agree with the shower downstairs for the "guest room" also - but I then start to wonder am I going to blow my budget? I've already changed a fair few things since the initial "ball park" estimate came back.. bit scared to make all these changes and ask for a revised quote.
Another lower floor toilet is also a good idea, but as above; thats when the budget comes in to play. going up one flight of stairs to the powder room will have to do for the time being... :\ besides, I'm not a huge gardener, and until we have kids the yard will be used on rare occasions.. maybe for a dog. haha

Hmm, did give a nice coats space. I think the store downstairs needs to be the powder room. then it's either up stairs to the that one or down to that one. And the liklihood the man cave will be where you have guests round.

Kodaz, thats an option - move it to the bottom floor. But do you mean with the ensuite in the guest room still? Does anyone know the approximate cost to add a bathroom? to get some idea of what im adding to my budget... haha
I did quite like that coat room area... it looks quite nice.
& Kiwi, i noticed the robe changed to a "her robe" -- sadly, my other half has more clothes than me!! (mostly work uniforms)..

it will prob be $$$ to change the store to a toilet..so forget that, but kodaz, can you change the guest ensuite to just a bathroom downstairs? that guest can come out and be naked for 2 seconds in the hall...
you prob wont use that guest room much, but it is really handy (and good re sale) to have one downstairs...for invalid/ see drunk/ man cave boys
but you will use that powder/ now shower room daily...cos you wont want to traipse up 2 flights of stairs from man cave to use the loo on the top floor, so for me, adding an extra shower would be worth the $$$ to make it a full bathroom to accommodate that bedroom. (you can then do b&b ...fab!)
I think a house this size, only warrants 2 loos anyway...? and keep the store as a junk room. have some bikes hanging on the wall, extra loo paper, potato chips, tools etc

It's technically going to have three toilets anyway, if you include the ensuite.. so yeah, i guess a forth is a little bit of overkill. Unless we start a liquid diet because we're broke with a huge mortgage... then it may not be so bad! but yes, there is just the two of us for now, so I am sure 3 will be just fine.
