So you already picking your upgrades and etc? How long does it normally take get your tender price?

Yea i've picked all upgrades (obviously not color selection etc). I paid $750 this week and have tender appointment presentation booked in for the 23rd Jan

Hopefully the price wont change too much for you :)

Reading through this forum, there are some bad posts about Eden Brae but apparently the sale representative informed me that the reason why they are one of the best is because their fixed price is the final price. Lets just hope that they don't throw in possible "variations" in their fixed price...

I have read countless posts from all builders with complaints. At the end of the day comes down to how you treat the situation, handle it, communicate with the company and at the end of the day no-one ever really posts good things about people/companies which is a shame always bad so I wouldnt worry too much about it.

I posted in another Fern Bay thread impressions and one person has advised that they were advised Class S slightly reactive. I looked through some other properties and found one that was Class M.

So not sure which one to expect etc but doesnt look like there has been any class H ones.

•A - Mostly made up of sand and rock and has very little change when wet.
•S - Slightly reactive clay in the soil with only slight movement due to moisture.
•M - Moderately reactive clay with moderate movement due to moisture.
•H - Highly reactive clay site with High ground movement.
•E - Extremely reactive site with extreme movement due to moisture.
•P - Soft soils, land slip, mine subsidence, etc. Collapsing soils due to moisture and soil structure changes.

Yeh I was told that I will need H-class because of the saline. All Camden council area is pretty much saline so majority of them use H-class slab.

Did you get the essential package as part of your home price? My wife wants the laminated planks for the ground floor so hopefully we can get some credit back for the tiles down stairs and use that for the planks. Any idea how much they would be?

Ah yes that makes sense.

I did get the essentials package as well as part of the price.

Maybe they will allow a credit or they will allow to choose different flooring at tender/color selections.

Timber laminated floating floors which I think is what you mean can range from cheap nast stuffy $35sqm up to $500sqm depending on what type, color, depth, thickness etc etc.

I can't see the tiles allowance you get being massive which is why I am heading to the home options gallery before hand just to check out what comes as standard and start looking at what I want to upgrade to for tiles.

I wonder if they will be open this week since Eden Brae closes this week. I've seem some posts about people complaining that they need to install DEB? (Drop Edge Beam), do you have any information on this?

The Foxley is a great design! We are building the Foxley 25 in Oran Park, Camden. Our file is just going through its final check and our site start appointment will happen first week back in Jan.. cant wait!

Live, did you also get the $5k promotional package? We got it as well and I was reading the brochure last night and I notice that it comes with the facade as well? But I remember talking to the sales person and they were we need to pay extra for the facade? Do you know if that promotional package comes with the facade?

Thats great Oran yes the Foxley just ticks all the boxes for us. Site start appointment sounds fun must be getting close!

I doubt they will be open but you never know! I'll be visiting the Thornton one at start of January.

I got the essentials package for $4890 or whatever it is. I think it just comes with the standard facade. The facade brochure we were given had the different prices etc for all the different additional facades. Of course this is just the design of the facade doesnt include any special stones, rendering etc etc which are all additional

As far as I am aware that different slab construction variables will outline what type if any beams you may need. Clay soil etc when they become wet and dry have movement in them. Add onto this what type of house, the size, full brick, timber or metal frame etc etc and there are all sorts of different loads forcing itself onto the slab and foundation. The beams are to prevent this movement and carry loads across it. I think a general "we need drop beam" wont be specific you'll have to speak with EB or wait until presentation so they can advise on what requirements it will be. A drop beam from what I can recall is when slope at the front of the block is higher than the rear and when there is more fill then is required. If you have a flat block etc a drop beam wont be required.

This is my understanding but of course someone else may be able to let me know.

Yea its in the fine print of any builders. The facade is just upgrade to any roof lines, patio, windows, door arrangements etc.

Colors, render, stones, paving in entry etc etc are all not included.

So the $5k facade upgrade is just the different look without all the extras.

You should not need a dropped edge beam at fern bay.

Overall I was happy with our build with Eden brae. I would possibly build with them again depending on the block we buy. My major complaint was the multiple weeks the house sat doing nothing when there was no rain. So i was annoyed when they claimed rain days to extend beyond the "guarantee" date. Delays with a change of site supervisor and the lack of communication that resulted from that was also annoying. The quality of the paintwork to the ceiling was crap but we gave up chasing it to be
fixed as its less noticeable during the daytime. They also didn't seem to follow the plan with variations as that appeared to be where the problems started. If you stick to the design then it may not be an issue. . Ive been happy with the quality of the construction. The finishing quality of everything else was good. The standard upgrades were good quality too.

Our complaints are minimal compared to others I've heard from some of our neighbors. The fixed price contract we referred them back to twice during our build when we got charged for some variations. To be honest I was surprised they tried to charge it as obviously Eden brae staff should know that it is a fixed price contract.

The electrical upgrades are expensive when you go for that appointment factor in at least an extra $5k plus what is needed for the fibre optic connection
