So in regards to where we are at - Signed the prelim contract on May 22nd Signed the contract on June 11th Pre Start on June 21st Site Survey was done on 27th June Site Plan was completed on 8th July Final plans and addenda sent to us yesterday and put into council Land settlement was the 4th of July so we are just waiting council approval and then the fun can begin! I know - I love the stacker doors! They really open everything up.. I would love to extend the al fresco the whole way down but we are thinking of doing it ourselves. We have removed the paving in the al fresco because we are going to put down polished concrete so we are going to take that all the way down to be in line with bedroom 4. Its just the roof we are disagreeing with haha! It would be nice to have it all under the same roof, but we are tossing around the idea of having like a patio extension so we can have outside heating in the roof, which is something we can't do with it being under the main roof.. But I'm not sure haha! But I'm not sure haha! one thing you "could " do, though im not too sure how it would look, seperate your alfresco in 2, and have alfresco blinds splitting it, ie get a colourbond patio to run the rest of the length of the house, then the alfresco bit can be easily heated in winter and it can all be open in summer! also RE alfresco floor, we are doing similar, going with grano instead of paving, as we plan on decking... come to think of it, do u know if they polish grano? cos it would be good to have the option!!! also make sure your alfresco roof is plasterboard and not that cheap sheeting stuff they usually use for alfresco's and garages! oh, and im still jealous!!! Hubby was working away during the whole pre start process and working looong hours so was always too tired to look at things I sent him.. So I picked them all myself - uh oh haha.. Im not as good as picturing things altogether like he is so fingers crossed it does look great! Just got a tape measure out and started having a look at how big things are and WOW! I didn't realise just how big some of the things in our house are! We live in a little 2 x 1 villa so our kitchen island is the length of our current kitchen and half of the dining room so it is going to be a BIG shock to the system cleaning a house that big haha.. Ooh Leona I like that idea! Will look into it As for the grano not too sure.. But hubby does polished concrete and stuff for work (hence why hes talked me into washed ag for the drive and polished for the al fresco hehe) so when he gets home from Collie in a few hours I will ask and let you know! Seems like hardly anyone builds it.. Not sure why, I think it's gorgeous! We've had many problems with HBC.. It's actually ruining the build process for us. We see it's them calling and we're scared to answer! As far as upgrading the garage door, I'm not too sure about pricing because this was something we were never going to do.. With the overhead cabinets, I got a cost of around the $600 figure but I don't think that was for cupboards the whole way across. Have you changed anything with the plan? I'm loving how big it is! Especially the island bench which we extended to close to 4 metres! What suburb are you building in? Yeah I love the look of the Ultimate St Marks as well. Sorry to hear your not having a good run with the HB, thats not good. What kind of problems are you having? $600 isn't too bad, im just dreading a massive bill tomorrow at Pre-start. We only want to upgrade the overhead cupboards in the kitchen as we thought we might not have enough cupboard space? Also just wanted to add in a extra few powerpoints, a range hood in the kitchen and just upgrade the front door and handle, hopefully that isn't too much. So glad you are loving your house, how exciting!! The only things we have changed with our plan is the double shower in the main bathroom, a theatre style window in the theatre room (not sure what that would be called) and the wall was recessed for the TV in the family room. How about you? So what stage are you at atm? We are building in Banksia Grove, how about yourself? We got told the whole way through we had a rangehood then day before pre start got told "don't know why you were told it was included, it's not and it will be $1300"! Already had pre start budget spent in our minds and I know how cheap I can get the 900mm Westinghouse one I want so wasn't going to pay it! Just be careful of little expenses that crop up which you may not have considered- double towel rails, hand towel rings, if you want to have chrome floor wastes an chrome soap holders rather than white, if you want different cupboard handles, data points, light switches, junction boxes, dimmer switches, tv points etc we were lucky and added most of the small things that add up into our contract.. Were building in pearsall and just waiting our building license! So kind of stuck at a standstill. As soon as we get that, construction can start Our main problems are communication. We had a great sales rep then he disappeared for over two weeks at a very crucial time - mid may we changed blocks to a bigger one that was already titled so was trying to organize new house plan and had short time frame because we needed finance approval earlier with the block for an earlier settlement ($15k was discounted on block for settlement within financial year)! Needless to say settlement in time didn't happen - 1st sales rep went missing for nearly 2.5 weeks and noone else cared or took our calls / emails; got a new sales rep and he promised us new prelim contract, got it an address was the old block so did it again and pricing was wrong and with all his stuff ups, took a week for that.. Then we did a variation and that "got lost" so it wasn't on our contract so they had to redo contract taking more time! Plans were wrong, another contract wasn't included etc.. Settlement happened 4 days late and we got hit with $500 of fees from the land developer which we couldn't do anything about! Since them HBC still stuffing it all up.. 2nd sales rep said we'd be in for Xmas an we'd go to council the day of settlement... Didn't happen! Last week I was still arguing with the pre start girl about a variation which she claims they've never seen and wasn't actioned even though we spoke about it at pre start, it's included on my plans and it's in my contract price! But she reckons she needs to get all plans drawn again etc.. One person is saying were waiting on council approval, another is saying she doesn't know if it's been put in yet! Gah! Hopefully your build is a lot smoother than ours has been! Whole process has been ruined for us.. Can't wait for it to be build and it all over lol.. But at the rate they're going, sales rep was way off! Def wont be in for Xmas. Be very surprising if were in for Aussie day! Nevermind the fact were paying mortgage and rent...! We upgraded to venetians throughout then changed our minds and got verticals on the sliding and stacker doors because venetians are a pain with them! I haven't had a single bad experiance yet and have found the process very easy and relaxed. I even went on a 2 week holiday to Bali as the setllement was going through, came home and everything was sorted for me. Perfect I'll be at lock up next week and in by October. I like your extended kitchen bench. I wanted to do the same but it ended up a bit too much. Double shower as well.. so jealous!
