Hi mxu7, congrats on your block We are building with clearview homes and their site costs are included in the base price of the homes. You'll see that most builders include an 'M' slab in their inclusions and as western suburbs require min 'H' class, theres an extra $10k for builders right there. Our builders already include H class so we saved abit there. But if UE have quoted 9.5 thats ok considering M3tricon charged our friends $12k We also drove out there this morning to see that the fill on all the blocks in stage 1 are mostly spread. Theyve got the rest of the footpaths sectioned out so i think by the end of the week all footpaths will be in and possibly even the drive way part. Yippieee! So glad I did now, we have locked up one of the last remaining blocks in Brimbank Gardens instead. There are a lot of rentals in the area. And its easy to tell which ones are and which ones are owner occupier, my landlord lives in china! I think with that comes problems, if I look my current rental, both sides are rentals, across the road is a rental, and 3, 4, 7, 8 doors to my left are all rentals. Not having a dig at the area, its actually ok, but what turned me off was the amount of rentals, and the nightmare that is derrimut/dohertys and leakes in the morning. Its 1hr from the corner of leakes/derrimut to power st in the cbd. I have been driving it for the last year. Urban Edge homes are so nice and you can tell them apart from other builders! great job! humble, thanks for sharing.. you are right there are HEAPS of rentals.. hopefully Heartlands will have more home owners than other estates as their are so many covenants and eventually with body corp rates once the gym/pool club is open. Re: Traffic, 1 hr isnt too bad... lol which way did you guys take? the fwy or the backroads? We're in Caroline Springs at the moment and it takes me just over 1 hr so if its the same from Tarneit, its not much difference. Hopefully the train station will be built soon near Davis rd. Only hold up is crossing the roundabout at robinsons road, as there are a few trucks (needs duplication) If you go down leakes, expect to be held up on leakes crossing foleys for over 20mins. If you go down sayers, expect to be held up on sayers crossing forsyth for over 20mins. The best way for ages was leakes to koriet creek road, and then up to grieve parade, but thats terrible now. The Hogans road safeway is the cheapest in the area. Avoid Werribee plaza for price. The area has been around for so long, there is very little commercial development, which was another turnoff. Has everyone got unconditional approval on their loan? Our pre-approvals went fine with CBA, but fell through in the final stages because they kept on lowering their valuation . What was CBA's valuation if you dont mind me asking? We had our pre approval with CBA as well but now we started to finalize everything, our broker recommended Bankwest. Interest rate is 6.9% and its a discounted rate for the first three years. Pretty happy with them. No app fees or on-going fees so thats a bonus! Most of the dirt on the blocks have been compacted and it smells like tarmac! Such excitement occuring!! Stage 6 doesn't look like theres too much but its getting there. Not long to go now I have posted this before: We hired Darbecca to do every stage inspection, and I strongly recommend them to anyone that asks me. They were amazing. Thorough reports… 2 4659 |
