Just thought I would start a thread if anyone is interested.

We have bought a block in Botanic Ridge. It's 644m² and we are very excited!

We are considering two houses at the moment - One with Rawdon Hill and one with Brentwood Building group. The Brentwood one is an awesome design, but doesn't have a Colourbond roof, which is going to be an extra $9500. We are already $10k over budget anyway without this. The Rawdon Hill one has a great design, but it's not AS good (and it's cheaper). Decisions,decisions.

Anyway this is our block (with the lovely Gray sitting on it!)

so what roof does the design you like have? maybe it doesnt have one hence the upgrade if you do want a roof!! ha ha

good luck and I am sure it will come down to money in the end..either you find more, or you have no roof! or you go the cheaper design...

It is bigger, but I guess we will grow into it! We are going to shrink it a little by taking some area out of some parts (which will save us about $10K we are hoping). Budget.. Pfft!

are you building in Settlers Run?

No, we are in the Botanic Ridge estate, but we are about a 30 sec walk from the golf course anyway! We really considered Settler's Run, but decided to pay a teeny bit more for the land to avoid paying the body corporate fees. They see a lot when you don't play golf!

On another note, we have a back fence!

I had a look at the Montague plan. that's are really nice home. Do you know how much it costs?
It has everything we need and Im struggling to find a house I like. Its so annoying that all the display homes are closed when Im off work...how inconsiderate LOL

The base price is $213K I think from memory, but we had to add the eaves and a water tank connection as well as all the other stuff. If you are in Settler's Run you wouldn't need extra eaves cause they only need the 450mm in there whereas we need the 600mm!

thanks for the price. We also have to have tank connections but can install tank later. The biggest cost in Settlers is the house can only be 40% facebrick so It has to be 60% rendered this adds around 7 to 10K.
Have you decided on a house yet? A few people have suggested Latitude 37, they are a custom builder, and are very good. You tell them what you want, your budget and they draw up plans to suit. They do charge $500 for the plans, which turned me off, but Ive been advised its well worth it so I will look into them again. Their website is L37.com.au if you're interested.

We need the tank too.. With the tank connection and the roof and some extra doors, cupboards, a walk in pantry and a few other changes it got up to $228k. I knew about the render.. But would the boards be okay? The boards are actually cheaper than bricks apparently, but they have to put more insulation in so it ends up about the same. I guess with our extra eaves compared to the extra render, Botanic Ridge and Settler's Run would probably turn out the same price! )

We have decided on the Mantague.. No more looking I think! Thanks for the tip though )

Hey Nic and James!! Congratulations on picking your house design. It is a massive decision isn't it! I m aybe ever so slightly biased but Botanic Ridge rocks!!! I look forward to following your build!

Yay we have decided defiantely and we are going with the Montague with Rawdon Hill. They are starting the plans and apparently it will take about 3 or 4 weeks. Can't wait and wish it would hurry up!

Just wondering what people think about wooden windows? The ones at the front of the house are painted wood at the moment, the rest are aluminium. Hrm!

Just went to see the Montague. I really liked it. Gillian is putting a price together for us with a couple of small changes to make it fit our block and the render. The colorbond roof and 450mm eaves are included with the design which save us heaps. Have you changed much of the floorplan? Are you going with the traditional facade or the modern? Looking forward to reading your forum as your dream comes to reality.

The Montague is a great floor plan. I remember looking at that when we were trying to work out what to build! Well done!

We wanted to Colorbond too, which is why we looked at it in the first place.

We have moved the fridge into the pantry and the kid's study is going to be a little smaller and there is going to be a walk in pantry next to it ) Apart from that, not much is changing aside from minor things and an upgrade to 600mm eaves, which we have to have!

Botanic Ridge won't allow a traditional fascade either but there is a Montague in the estate that has been modernised, yet still has the boards on the front so we are hoping to do that!
