no - not really the pre-start admin only organises the meeting - I didn't find who was our pre-start consultant until we got there... you should be fine - just make sure you have bfast before getting there coz it takes ages to go through the entire list of items...

Hi , thot of getting a quick feedback on the bar recess we are having opp to kitchen (attached to study). Full Plan uploaded on my thread. Right now we have made it full recess from ceiling to floor facing the kitchen, But I'm thinking of having half open towards the kitchen and the rest facing inwards into study. Something like this [ img ]
The sales rep said we mite need to make the wall doublebrick to accomodate this. DH is totally against it, n says mite not luk good. I'm not convinced Ynot... Hope the pic makes some sense

I know what you mean and I like the idea of having a bar recess but I'm with your sales rep - you might need a double wall to accommodate as the internal brick is only 9cm wide. I think that double brick is only approx 20 to 25 cm depends if there is a gap inside.
Are you going to have just shelves without any backing between the kitchen / study?
BTW I have a bar recess in my kitchen but it's 80cm deep so I have floor and wall cabinets inserted in there - I don't have the plan with me to scan the elevation and show you but you can look at my plan - it's in between the laundry entry and the home threatre...

I dont mind have the double brick done (~ $500 more), all i want to know is if the idea of having one recess towards the kitchen (top half) and one towards into the study(bottom half), instead of full height recess towards kitchen

How would they do it so there is a recess on either side? Maybe put a lintel across to build the brick up? Or would it just be two brick 'pillars' and then dry line the niches?
If I were to do it, i'd go double brick. I'd be worried about the shelving being too narrow and knocking stuff off them.

P1T, do I remmeber you mentioning that your kitchen handles were put in the wrong position? Went to the house today to see that the cabinets have been delivered... but... we could only see the fronts of the overhead cupboards... and... the handles are not 'centred'. Have sent an email to CLO, but we have our SS/tiling meeting next week anyway, so will talk to him about it then.

If they have to do it, they will do it the double brick way. The actual recess width is 420 now. So I am assuming the shelves wud not be too narrow

Just got a quote from one of the wardrobe fitout guys. Surprising they are twice expensive than DAH for the same fitout arrangement. Glad I had included it in the DAH contract...

You should see the amount of soil and the big rocks the dug out... it was raining too much for me to take some photos but will do tomorrow morning... yeppiiiieeeeeee - finally we started...

Oceanus - Yep, my handles were in the wrong spot as well - best to tell them ASAP as it takes a few weeks for the new doors to be made up (mine still aren't installed...)
Congrats Bagheera - full steam ahead now! Can't wait to see photos of the house going up up and UP.
Only a short update from me, as I need to go to Bunnings. I have learnt something that should assist all people building the Nautilus (or Oceanic) - the two downpipes at the rear of the house (each side of the sliding doors) get ALOT of water flow, and effectively service the entire rear section of the house (look at the photos). Poor design in my opinion - but the end result for me is that I need another 2or3 x 600x900 soakwells at the rear to accomodate this flow. Visited the house in the rain on Friday afternoon to find both of these soakwells 'gushing' out the top, and with pavers about to start Monday/Tuesday, guess who will be digging soakwells during the storm tomorrow!
I will post a better 'progress update' on Monday/Tuesday after I thaw out!
My soakwell expedition is now (after this upcoming Bunnings trip) at $3500ish, in hindsite maybe I should have just paid DAH to do this *sigh* lesson learnt (for the second time I might add...)

P1T, on your plans, do you have drainpipes showing on the alfresco against the piers? We have 4 them written on our plans for the rear of the house - 1 near the living, 1 near the theatre & 1 on each pier, but only have 2 drainpipes have been put in, which are the living and theatre ones. Our pier columns aren't fully bricked so it would look stupid on those anyway, but maybe 2 more need to be put in between the sliding doors and other windows in the same position as yours are in?
We weren't going to put proper soakwells in. We were hoping to go with Fu's idea of ag pipe. Maybe that won't be viable for the back area now. Is there not a particular formula for the minimum amount of drainpipes needed according to the area of the house? I'm sure i've read something about it somewhere.. will have a search on google.

My downpipes are going to be piped around the perimeter of the house and going to interconnected soakwells... just counted how many downpipes are marked on my plan and I found 13 but there's a note that the roof plumber can install them as required...

Bagheera, note that the note says that it is DA's discretion as to how many they use, too.
My question is.. there are 2 rwp's on my plan that now aren't on my house. Yes, it is at their discretion as to how many they put in.. but do I now get a credit for the 2 they decided not to put in?
Our cabinets have been installed.. I'll update my thread. My blog hasn't been touched for a few weeks so will do that next week, too. Do yu hae a blog?

I will definitelly insist that they do install all 13 of them as my house is so wide... I'll keep an eye on this once we get there and check with both my CLO and SS that they install all of them... I'll hate to see overflown gutter just because they were too lazy to install the correct amount of downpipes to be able to cop with the amount of water flow...

Anyone after prestart got a separate sheet for the costs of the electrical options like having different light fittings to f ront elevations and cost to install heat lamp in wet area and cost of conduit and extra tv point etc.? Our PC said it is in the addenda and don't get to see it and what we choose is it? What if we what someone else to supply light fitting after handover?

A computer generated the amount of rwp required to disperse water off the roof with margins. So the guy knows better? The house was priced based on those materials used.
