I will do a search but has anyone used window tinting? We have used window tinting on our west facing windows, and it works quite well at keeping the heat out. It is also very private during the day, you can't see in at all - it is a mirror tint. The drawback is that it is also reflective on the inside at night, which is a bit distracting (its like a big mirror!) so you might want to think about some kind of window covering for the evening. I've seen ads for low reflective tinting so you might want to check that out. Ours was the 3M brand. On our large sliding door (not a stacker but has three large panels) we did have horrible verticals but have taken them off as the outlook is very private. Thinking about either mocha coloured sheer curtain, or sheer rollers or romans to match the panels. they will have gaps between but that will be ok, will try to line them up with the frames of the door. I would like to have something for winter to help keep the heat in. In summer we need to have something that won't rattle too much, as we have evaporative air con and the windows need to stay open. That's why I think I prefer curtains in the bedrooms especially, because they don't bang about. There are some online companies that do customer blinds and curtains that you can quote up. I've found thier prices are similar to spotlight/kresta etc when on sale, but I actually prefer some of thier fabrics (sampes are posted). I've not actually bought anything (waiting for other renos to be completed first), but will def consider when I do. We have a ranch style home about 30m across front. 23 windows in total, 1 single sliding glass door, 1 double sliding door, a five stacker bifold and a four stacker bifold. We have timber look venetians across the facade (colourmatched to the window frames) as well as in our main ensuite; all windows in the garage are black metal; the window in the main bedroom has a double roller with one translucent plus one blockout; the two windows in the home theatre are blockout rollers whilst all the remaining windows, sliding doors and bifolds have translucent rollers. We used a local company and the cost was less then $8k. I have put curtains in the bedrooms but these were purchased from Curtain Wonderland / Bunnings / Spotlight so probably totalled less then $250. Some things are worth waiting for. I have a quote for plantation shutters to the rumpus and lounge room, timber venetians to bedrooms, sunscreen rollers to the study and it was $7500. No use telling you who our builder is LOL as they went bankrupt in October last year. We actually were very lucky to sack them the week before so saved ourselves the heartache of going through the administration process. We used Winning Blinds at Cardiff for our window furnishings - have used them twice now and found them very professional and great products. Some things are worth waiting for. Funny how quickly people come when you mention that you can pay them - poor guys lost stacks from the builder's bad dealings. Now we are just finishing off the grounds - not as big as your block but 3800sqm in the centre of Lambton is nothing to be sneezed at LOL. Pool was finished a week ago and now onto the kidlets' fort.
