There are plenty of people who go overseas for 6 months, one year, two years etc and like to have somebody in their home. The good thing is (in my view) that you keep a lot of your stuff in storage so it doesn't have to be unpacked twice. And I believe that money wise, it can be quite a good option too. Re: Anyone renting while they build? 10Jan 13, 2010 11:30 am We went through the same thing when we sold our house and waiting to build. I have never been so stressed. We had a 6 month old and a dog that no agent wanted to know about. We eventually found a private rental that ticked most of the boxes and we had to offer 6 months rent in advance(which came out of the sale of the house)to make the dog look more attractive. In the end the house had bad karma(dont' ask me how it just did ) and we had to move again. When we relooked at the rental market interest rates had dropped so much it ended up being cheaper for us to buy a cheap house to live in rather than rent....... Our mortgage broker was our best friend at that point, doing his darndest to get us a loan and the relief was amazing. Tere are always short term options if you have to give yourself time and take the immdeiate stress away. We considered a local caravan park and our stuff in storage while we looked around. The things we put ourselves through..............it only makes you stronger later I promise. Good luck. It is amazing how the two arms of the same real estate agent can be like chalk and cheese when it comes to renting and selling! We also had a long settlement on our sale, but the hard part is not being able to look or apply for anything until you are almost ready to move out. They will not tell you about properties coming up as they go so quickly and they already have lists of prospective renters that they do not need more. In the end, we applied for 4 properties and where approved for three of them, so we could take our pick. We signed a six month lease, and will be going month by month after that. We'll be putting our hosue on the market around April/May, but don't start building until August. We looked at all our options but realistically renting isn't that great of an option for us. We've got 3 dogs so that makes it REALLY hard to get a place (We had enough trouble with just a pug, let alone the 2 giants) but ultimately I had no intention of going through all the crap of renting again. Not being able to do anything, always being worried about knocking walls, having no control over repairs and so on in the house. Re: Anyone renting while they build? 13Jan 13, 2010 12:19 pm My house is currently on the market (privately) and I will be looking for a rental for the duration too!! While I thought about house sitting as well as going to a local caravan park, both of these options require that your furniture and stuff is put into storage whereas if you rent a house/villa/etc your goods and chattels can stay with you. The pet issue (hopefully) won't be a problem as I'll only have 9 fish that currently reside in a garden pond but I've borrowed a large tank from my son so hope they are happy in their temporary home too. LOL Bronwyn Re: Anyone renting while they build? 14Jan 13, 2010 12:20 pm We sold our house in Aug 2009, with construction starting on our new house in Nov 2009 (estimated completion Sept 2010). Fortunately the purchasers were investors, and we were able to stay there on a 12 month agreement. We took a few things out of the build and were confident that we would have handover prior to the lease expiring, but would camp at either of our parents' for a few weeks if required as a fallback. Our next-door neighbours where we are building travel for 6 months of the year, and have been kind enough to offer us to house-sit their house while they're away - between April and October. So from April we'll be house-sitting right next-door to where we are building ! Our house actually sold yesterday I am a little stressed but we have 5 weeks before settlement and we have to be out here so the pressure isn't on too much just yet. I find it is hard because the rentals we are looking at now are available now so we are looking a bit too early but we don't want to leave it too late. So hard. Building in Perth. While I sympathise with everyone and the stress you may be going through. I had a completely different experience. It may just be the area but there is currently aprrox 8 houses for rent in this new estate we're in and while we only had the choice of two when we needed to move, we applied for the first one and got it straight away and moved in a week later. we have taken up a 6 month lease, with month by month after that. We have obviously been very lucky with our first renting experience, so I'm very thankful I am not in similar situations to everyone else. We knocked back higher offers from first home buyers and sold to investors (at a lower price), who are allowing us to rent the house back until our new one is built. We knew finding a rental that would allow two dogs would be painful, so figured this was an easier option. Our agent tried to talk us out of it, but in the end, we got what we wanted. It has actually worked out quite well. They plan on renovating once we leave, so didn't bother to do the tenancy inspection and said not to worry if things get damaged. They didn't want a bond either, but took one as its law in SA. They even came around a gave us and our daughter a gift for Christmas. How many land lords do that? Re: Anyone renting while they build? 19Jan 13, 2010 4:32 pm We're renting too, though hadn't planned to initially when we bought the land and started building. My mum owns a few units though and gave her tenant 3months notice to vacate so we could live there during the build, and since she felt bad she said if he found somewhere sooner he could move out then. Well he found somewhere and moved out within a month, so all of a sudden I had to pack us up to move (since I felt bad letting her unit sit there empty not collecting any rent.) Once we moved it was easy to clean the place up and chuck it on the market, and it sold in 3 days so that was a big relief off our minds (paying rent and 2 mortgages at once was NOT fun!) Good thing about renting off mum is fairly cheap rates, no bond, and I can leave whenever I like. So it all worked out well, except for the fact we'll have to pack up and move again in 6months, and half our belongings are still packed and stacked in teh garage to save me unpacking twice. I knew 6mnths wouldn't be enough for the build so I went for 12mths. finding a place to take the dog was almost impossible. A little well trained Spoodle, nup, not interested they would say. Dreadful isn't it? Anyway we have been here, the 2 kids in one room and used the 3rd bedroom as storage for all our boxes as it's cheaper than renting storage space. It has worked out that the R/E called us the other day and said that the owners want the property back after the leases expires (they can have it!), and they would be happy to accept it earlier. Be my guest, I say. Keep looking secondhomebuilder. Give yourself plenty of time. My attitude was that if we have to apy a few weeks extra rent to be in earlier than necessary then so be it, it's worth it to relieve the stress or trying to find something in a mad panic.
