Hi All,

Just registered for this interesting forum. I am glad I found it. I also bought a land in Aurora stage 13. Went with Simonds Lumino2200. So far I have done contract signing and color selection. Eagerly waiting for the land title. Please let me know the experience from somebody who has already settled in a Lumino. According to Vicurban Aurora website there are only four builders left. Simonds is no more there. Wondering why?

Hi,
I'm currently waiting for our land to be titled. We are in stage 12 at the end of Rockfield st. We were supposed to have settlement occur on Sept 30, 2009 but now they are saying sometime in November. Does anyone know what is going on with stage 12? Is it close to being settled. We don't seem to get any straight answers from Vic Urban.

I'm stage 11 at Rockfield street, they said the land release on Mar 09 but release on June 09.
just start build today. I'm not sure about stage 12.

Hi all
just thought I'd post now that we have signed our contract to buy in Stage 14... we are building with Zuccala.. I see there have been many teething problems throughout the land/building stages. It's hard to be excited knowing how long its going to all take.. but looking forward to it because the concept of the place is amazing.
Here's hoping Stage 12 registers on time, and therefore the rest!

Hello all new posters

Good to have a few more people building at Aurora share this forum. I too am building at Stage 13 with Simonds the Lumino 2600. Just completed our colour and electrical selection. Waiting to select tiles and hoping our land will title December 09'.

I also saw the broken glass windows, happened a few weeks ago and was shocked at how little respect some lowlife can have for other people's property. Initially i thought it was caused by the wild weather but after some thought it seemed unlikely as there was a pattern involved. Aurora management should be made aware and maybe there should be security patrols.

Just wondering if these would be covered under some sort of insurance such as builder's insurance? I assume the builders would have to replace it asap so water, dust, animals etc don't get into the house, but just a few days ago i did my rounds and some are still broken. Any mention in the HIA contact?

Glad to meet somebody from the same stage and building a Lumino. I suppose before the handover all the destruction/damages should be covered by the builder's insurance.

Hi all,

Glad to see there are new members who are building in Aurora. I'm building the Zuccala Galleria. From memory I think stage 8,9, and 10 was delayed by a few month. Initially was told November 2008, then March/April 2009, then land titled in June 2009. We were told the delay was due to the heatwave in February 2009, so getting the land ready for titles pretty much depends on the weather conditions.

Saw some of the broken windows around Dappleshade Street, sad really what these low life are doing. Anyway I think the builder's insurance will cover damages/theft.

wow zuccala galleria, nice house! we wanted to get on initially but just cant a suitable land.

anyway yes hopefully all stages lands can be titled on time.

Yes am I saw one burbank house last week in rock field street I think thats yours. they finished slab stage, next your house is JGking homes I think , am with JGking homes

Tortoise - The Galleria is a nice house but the only thing we don't like about it is the bathroom being in the middle of the house, other than that everything is good. From what I notice on my neighbours property id sign at front fence I think Burbank uses the Whittlesea City Council as their building surveyor in Aurora. Not sure if they will be better than the private companies though but I assume they would be and it would be easier to deal with them than a private company in an event if something is wrong.

Meenoi - I am guessing your in stage 9 not 11 if building in Rockfield. If so then most likely I live across the road from you. Wow houses are starting to pop up so fast now, most of the land around stage 9 have either slab or frame, except the S!monds houses where most are at lock up (they are speeding along).

Ozep - I'm not sure if it's your land but a couple of days ago or yesterday can't remember which day they put up the JGK sign on the land. If it's yours than i assume it won't be to long before you have a slab. There is currently a JGK Belgrave house being built on our street and it is up to frame stage now so maybe you can go there and check out the quality of the build.

Not sure why...but our builder no longer builds in Aurora either.

I heard that next year there will be 10 builders, including P@rterDavis, Metr!con, Henley etc.. I personally think its good too that S!monds have pulled out as there are enough Luminos as there are right now, and i think they will be back in the future with new floorplans for Aurora.

Our builder is Burbank. We are supposed to have land in Nov 09. No word from vic urban yet.How much notice did you get for land settlement?

Hi Guys. I'm in Stage 12 and have just been told by my real estate agent that land will settle in November and building will commence pretty much straight away. Fingers crossed everything goes according to plan!

That sounds great. Where are you building and with who? Dont't they have to do soil testing first though?

3cpo - i am hoping it would be December 09 so lets cross our fingers

i just went down to Aurora today to drive around and progress with subdivision of the streets for Stage 12 seem to be going well. Site scrape is well underway as i can already see some purple piping for recycled water.
