I am thinking of purchasing a battle axe plot with a driveway width of about 2.5-3.1m in width. I have spoken to a couple of builders and ask them if this will substantially increase my site cost, my answer so far is, it will but it should be management. Narrower driveway usually means the larger truck could not get into the site and therefore smaller vehicle will need to be used and therefore making a few more trips to deliver the building materials. They told me the usual reason for expotential site cost increases are normally due to slope (not a prob here, as site already cut and filled), unexpected rocks and P grade soil. One of the builder told me, I should be more worried about repairing the land's driveway because they will most likely need repair after the house was built. Should I be worried about the battle axe plot's access ? Hiluxx I think you are spot on. The main issue is allowing some additional money for smaller truck deliveries. We priced one recently that we hope to start building soon and I think we allowed around $20,000 plus some traffic control due to the location of this site. The only other issue you may have had ( having lived in a battle axe arrangement) is any issues with your neighbour and them blocking access. So make sure you bake them some cookies before you start building. Although this may not always work. I installed a bullbar on my neighbours jeep, took me a whole Saturday and he still blocked access when I was trying to build my pool. Point is, people can be selfish. I hope this is a little helpful. My plot is a new development so hopefully I won't have too much problem during build as everyone should be roughly building together. I also don't share the long driveway with anyone else but I do foresee potential problem should people decided to do street park in such a way that forbid me from going in or out of the entrance.
