So, is this contract-wording altered when you pay the 'holding' deposit (for the cooling off period) ? Then, if it is voided, they return that money back to you ? ( but ultimately, you still have to pay for the building inspection reports yourself ) Correct, you change the contract when you make the off and pay the holding deposit. Then get the building and pest within 3 day cooling off and if it's not to your satisfaction you simply say that it's not, and you walk away without paying the cooling off penalty. The contract is heavily weighted in the favour of the seller and the agent, and it is hard to break the contract when they have you locked in as you need to prove major structural damage or life termites, and too bad if costs of non structural defects run into the 10s or 100s of thousands. Understood....and I like this way of thinking too, ie. forcing the parameters of the contract, to support your endeavours and the real estate agent having to obey that too.
