Re: Floor Plan Reconfiguration- Advice Needed 8Aug 26, 2021 11:11 am dannyboy92 This is brilliant! Thank you. Do you think there is enough room for the dinner table without being right in the way of the door entrance. Or could you put the dining table in between the kitchen and lounge? depends on the exact size of the rooms and size and placement of all the furniture...i always place scale sized furniture to see if there is at least 1m of walking space across each room.. keeping in mind that for family occasions you might not needs so much space and for special occasions you can rearrange to suit bigger numbers and/or drag the dining table out to the alfresco that appears to be an enclosed space and, as the new sliding doors is not the only way in and out of the house it's probably ok as there are alternate entries...these real estate plans are rarely precise and risky to make fine details decision based only on them but there seems to be enough space to have 4 bedrooms, plus media lounge, plus open plan kitchen family dining room with a big pantry and, depending on how much you want to spend, the extra space from the old hallway can juts be used for storage or long term you could rearrange the bathroom laundry ..but i'm reluctant to be specific without confirmed measurements but, for a great location i would be more likely to compromise and if it were my house i might use the old pantry as a laundry and convert old laundry and bathroom to a better bathroom and consider an alternate location for the kitchen but we need more information ..please describe the local climate, where's north, what is the width and length of the block, a rough distance from the back of the house to the rear and side boundaries and could you post a Google earth view of the roof and some photos of the front of the house and the alfresco area would be useful Re: Floor Plan Reconfiguration- Advice Needed 9Aug 26, 2021 2:18 pm How do I get exact measurements when I cant inspect due to lockdown? Its in Geelong, same climate as Melbourne. House faces West, backyard faces East. Here is the listing which has photos: https://www.realestate.com.au/property-house-vic-hamlyn+heights-137056202 Block is 17.4m x 36.5m. I cant view the property at the moment so cant give more info, but Im worried it will sell to private offers. I don't know if there is much scope for further extension without losing the backyard. The garage is poorly positioned. It would have a much larger backyard if there was no carport but just the garage next to the house. I'm still not sure whether its worth the time and effort for what I would do, whether I would be making too many compromises.
