Great looking floor plan you have and congrats on getting started. Thanks for your kind words too, I noticed you have managed to dabble in some red feature tiles if you can paint your front door a vibrant colour go for it. I'm trying to coax mr T into a sunshine yellow front door, he wants a timber framed glass centered door . We have actually moved out closer to you from our maudsland house, western side of the wyalong and gosh it's pretty. Huge trek to the shops though (they tell me I will get used to it) I'm really interested to see how it all goes with Dixon, they are our back up plan if Mr custom builder is too expensive. Best of luck with the pregnancy, it's always exciting to hear about families expanding. Hope your wife is feeling ok, can't be much fun for her Thanks, I think we will be pretty happy with our house. It is a bit eccentric but certainly has some interesting features. And realistically we will likely keep it long-term. We are not the types to sell things unless we really have to, though my wife is the worst for hoarding! (Don't tell her I said that... though it's partly the reason why she gets a giant sewing room!) Wife is doing a lot better this week. It is only now 9 weeks away! eek.. and yes, we have come to terms that the house won't be ready for little monster-(ess) . So hopefully no further dramas for her. She's been through a lot with me and my work. She deserves a break!! All the best with your build once it all gets started! I do really feel for the housewife in smaller towns. They can sometimes struggle if they don't develop connections and friends early on! Luckily with Stanthorpe, it has been a good start for her. And our son has thrived as well. Probably a big part of why we fell in love with the town - other than the apples, grapes, wine, stonefruit, rocks, and cold! Hey rural, I wouldn't worry about your home being eccentric, as long as it suits you guys and your happy your winning. Yes I know what you mean about staying put, we don't plan on selling our new build in a hurry. Hehehhe your wife has a sewing and storage room, I'm personally not a hoarder but my kids are shocking, they keep the most insane things like the lid of the milk bottle to wanting to keep every single drawing they have ever done omg drives me nuts. Oh wow 9 weeks is really not that long, I hope the last weeks are smooth sailing and everything falls into place nicely for you all. I've spent a solid amount of time on the phone today sorting out our shed slab design, driveway design and bricks. Drafter has said plans will be back before Easter hooray. Everyone is our area is extremely friendly, the kids have made new friends and I'm in love with all the space. I've never been to Stanthorpe, it does sound very lovely and from what I've heard a pretty town too. That's exciting to see your rio delivered, won't be long till they are digging the plumbing in Thanks for the supportive thoughts! And great to hear that your family is settling in! Stanthorpe is a great place, we are in the Huon Valley in Tasmania and it gets cold like Stanthorpe, so what are you doing for heating? You sure will need some. CheersT Thanks for your thoughts! - heating will be possibly helped by ducted two-way air con - also lots of thick homemade curtains - also we have no large floor to ceiling windows - and some extra insulation.. - there are future plans for a two-sided gas fireplace as well between the play room and the common area near to the kitchen if need be (but even if it's not needed, still something cool to have!) thought about under-floor heating, but.... with ducted, not sure if it would be much value to have. though, as long as it does not feel like 4 degrees like it was this morning!! Your going to have a very exciting Easter by the looks of your progress. I popped into town this morning with the kidlets and the people are just so friendly. Very happy with our move location. It was crisp here this morning by not that cold. Are you having a anticon blanket under your colourbond roof?? Tribe... checked our contract and the standard inclusions for Dixon Homes New England (note to all.. each Dixon Homes area have different inclusions in their brochures).... and it basically says R3.5 to roof, and sarking to roof. So no anticon!! I didn't even think of it. Too late to consider or maybe not needed?? The builders are local so hopefully they know the region's climate! But yes, it was 4 degrees early morning a few days ago... but much warmer again today! Mother nature is such a tease! Follow our first house build here! -> https://forum.homeone.com.au/viewtopic.php?f=31&t=86484 The epic home building race: first home build vs the baby! 50Apr 13, 2017 12:27 am Oh cool can't wait to see the slab pic (just a little tip try to add your hand prints to the garage slab, we wrote the kids names in our slab but it was in the kitchen and it got covered over) I wouldn't be too worried about the anticon, it's very good at dealing with condensation but if you have whirly birds then your roof space should be well ventilated anyway, same for letting that heat escape too. If you felt strongly enough you could ask to owner supply, and have a company come and do it for you?? Cheers Hi Lorri, We've got two-way ducted air con to be built in, 5kw solar power to help alleviate cost of this, R3.5 roof and R1.5 walls. And minimised full length windows. Will also be putting in thick homemade curtains. Hopefully that will reduce heat loss. They are local builders so hopefully are mindful of the climate of Stanthorpe. Problem with Stanthorpe though is that it still gets hot in summers however few of days they are. But having lived here for a few years, we just plan for 8 weeks of cold days/nights, rest of the year is pretty reasonable. What were your solutions in Tas? Thanks for asking! Wife is doing ok this week, though we are definitely counting down to the baby coming now. She is getting more and more aches which is typical of 3rd trimester, and then more belly pains with a growing baby in there. We are still managing the diabetes ok without any medication which is a positive for her. We have just over 6 weeks to go! Hopefully slab down then frames quickly after that. Definitely found the wet weather of late summer to be a big obstacle in our building timeline! I'm not optimistic for the three consecutive shortened/interrupted public holiday weeks we are going to have either... The 2 bigger kids and us all have our own rooms. The living spaces are squishy though. Wow 6 weeks to go that's amazing, it seems to be going so quickly (not for the poor pregnant lady I'm sure) all sounds really positive and everything is going smoothly, so good to hear. I hope everything fires up for you it will be great to see your house take shape.
