Your SS may meet you for an inspection, but I found they would only do it when cornered like a rat. For the first one, it required intervention from management for all bar one scheduled inspection. The only other time I saw him was when I happened to roll up when he was there. The guy servicing the portaloo visited more often than the first SS, as far as I could tell. Builder: ....... Our first one was good but had too many sites so our build lost focus. The second was useless, didn't book trades and didn't make sure they actually turned up when they were supposed to. SS #3 is better, Tradies now regularly appear on our build but the SS trusts the Tradies too much and doesn't quality check the job enough for my liking. They lock up before they deliver the kitchen. Is it a big deal? Am umming and ahhing over the placement of a phone outlet, and wouldn't mind switching it to the opposite wall ... but not 100% on future furniture placement. MartinsHarmony, once the SS told us the cabling was due to go in we spoke to the them directly and added a whole heap more data cables. They just asked us to send them the floor plans marked up with the changes. I'm sure you can do the same thing with the sparky. Getting the frame is an exciting time, not long until you can walk around the 'rooms'. The cabinet guy was hard at it today (Saturday ), kitchen and bathroom vanities being installed. I'm at the VERY early stages of deciding on our KDR but pretty much have our sights on the Villina Elite 37. In terms of budgeting, should we be adding 30 - 35% on top of the base prices for a complete build with some upgrades? Or will we need to budget a little more for the nice things? E.g. The base price doesn't include site costs or any extras the council imposes when granting development consent. You'll need to allow for floor coverings for a lot of the house as only the entrance and great room have included Yes tiles. We did some things that added $60 ir $70k without blinking .... widened the great room, widened the garage, added a large alfresco, underground, rather than side, rainwater tanks, & a few other bits & bobs. We didn't upgrade much at colours, & did some things after handover (like electricals, blinds, wardrobe fitouts). Our final build price ($ to M) was around $500k. Best way to know .... get your tender done, with all the layout/flooring/other upgrades (& some provisional allowances for things) .... & then add about 20%. Our original tender price was $445k .... so $500k was not to bad. Thnk the base price was under $300k ... we didn't even look at that though, as it is no guide at all to the final price. We are doing a KDR, building the single storey Harmony Elite. The base price for our home (at time of signing) was $246,750. We are now sitting at around $380,000. This includes all variations - kitchens/tiles/electrical/air con and the additional council requirements that we had to include. All our floor coverings are included in this price, we selected tiles from the Yes Package for all living areas and the basic included carpet for bedrooms and theatre room (we did however upgrade the underlay). We picked the Ivy facade. Additional, unexpected costs, for us were found with our BAL rating (we are building in a fire rated area) so our build cost increased, I splurged a bit on tiles (kitchen splashback and bathrooms all feature non-standard range tiles) and hubby upgraded our air con to accomodate more zones. This price does not include our demolition which cost around $11,000. I found the range of standard Masterton inclusions really quite good - better than a lot of other project builders. Of course it's all up to personal taste and design, but I think without too many upgrades, you could have a really nice build without breaking the budget. Goodluck!
