I have added a few luxuries but you could easily build a similar home for around $200k if you aren't worried about getting stone benches, higher ceilings etc, I have also budgeted $5,000 for exposed driveway, $6000 for blinds/shutters, $5500 for solar, $5000 for Evap cooler and $15000 for landscaping. Total cost approx $290k. Most of the volume builders will do a sales quote up for you without leaving a deposit. Base prices are very deceptive you will need to at least add site costs. Try and get your site costs fixed. Sit down and make a list of your must haves before display home shopping and try not to get sucked in by the amazing styling and focus on floor plan and standard inclusions. Thanks for the offer! Unfortunately I have had to change facades . If I wanted to keep I would need to apply for a height dispensation due to height of the porch. I was happy to pay the $500 to apply but it was going to take 1-3 months longer to apply for permits. I didn't want to delay my site start so changed to the Milton facade. It was one of the included ones so I spent a bit on a nice door and timber windows to make it look a bit nicer. It's a bit of a compromise but it won't be my forever home. I put a hold on a block and then took the subdivision plan to a few volume builders to see what would fit on the block. They advised me that the easements/fall on the block was not ideal and suggested which ones were better. I rang the sales agent and manage to change blocks. Although I didn't like Porter Davis's sales tactics their advice was great and saved me around $15k. Just ask the sales representative for that development. Make sure you leave your email with them if you want to get in first for new stage releases. My sales agent emailed the subdivision plan and engineering a couple of days before the land was released. In sought after estates the good blocks go quickly. My release was 90% sold in 2 weeks. I raced over to Cosham today and reselected the benchtops and laminate cupboards.
