So moral of the story, stick to your budget and don't over capitalize but whatever you choose make sure your happy with it as you will be seeing it every time you enter and exit the house. What colours you choose can make or break a facade so spend some time researching. I see so many nice house facades and then the owner skimps out on bricks and it's like why!? Don't worry too much about the re-sale as you are building it and living in it now for you. Have you considered doing anything after handover? I am getting my render done after handover and it is so much cheaper. My developer approved too and has given me 90 days after handover to have it done. Same with flooring, electrical, concrete and landscaping. I know it's easier to get the builder to do it but we are talking about savings of a few thousand. My finished price was $232 with everything I listed above. I have everything else sorted and after handover costs are $11K. I didn't upgrade my heating, I left the standard. I will get air conditioning at a later date. I don't know much about that as I haven't really looked into it, but they can do a lot still after handover because it's a single story. Upgraded to silk finish which was $500 for the whole kitchen. Everything else like recessed sink, 40mm bench, 900mm appliances, pot drawers, came in the kitchen promo which saved heaps! Lastly, was shower niches and tiles to all wet areas. Even though I can change them later on, it's a lot of work so I upgraded all tiles to Porcelain Cat 5. That with a few junction boxes, fridge taps and locks I hit $232K. With the different vanity options, I personally thought henleys designs as standard were really good. So ensuite and bathroom I left as standard. The laundry is basic so upgrading may be worth it. Yeah I found most things in Cat 1 were great too. If your stuck with colours have a look on pininterest. So many different styles and looks. I took photos into my colour appointment and they matched everything pretty easily. I was out in 2.5hours lol. I definitely recommend taking the time out to look at bricks on finished houses though. My original quote was 230k on broadway and after some addictions from this weekend i am up to 138 now without color appointment or front landscape or driveway. I wanted to check if facades are really worth it ? will it increase value of the house. Also if the heating is worth upgrading to 5 start (Give Zoning/ future option for refrigerated cooling ) Cooling i am thinking of getting provision for split system in Living and master for $1000. How much did you budgeted approx for your house. I just dont want to get too overboard. But want to get a nicer facade. The problem is i have to choose facade now and than colors. I am still taking 5 grand ish for driveway and simple front landscape to begin with. BTW i was given all this printouts for choosing different styles for ensuite setup bathroom setup. We Paid 7k for our henley Monaco q3 and it was some of the best money that we spent on the house! The house looks one of the best in the street and everyone makes comment about it. the other thing to factor in is, facades cant be changed so think about changing the things you wont be able to do after. There are things you can do at a later date such as downlights etc. So it comes down to what you can afford and whats going to work best for you. With our new house we are spending a lot of money to have a balcony because this just helps to give a greater presence of the house compared to a boring plain rendered finish. +1 for the balcony if you have 2 story you have to have balcony for that nice open view feeling. Thats the best feature of 2 story. Adds so much when reselling as well i believe. I am confused between Cruise 4000 base 7700 front rendered (Elevated Facade) Galleriam 5600 base 7700 front rendered (Elevated facade) Raddison 1900 base 5600 front rendered (Same facade as display in Allura) Current is Broadway : Front rendered 2100. I wanted to understand about getting the rendering sperately, How much did it cost you ? If i can do that outside, i will perhaps get the Cruise which is one if the best and cheap without rendering. 4000. So what did the after handover 11k work iincluded (Driveway landscape and front render ??) Also did you get the cieling hreight upgrades at all. I am sticking to 2470 but i removed cornices in all living and entry area costed me 1000. me and wife are short so wouldnt matter much. But every where i read everyone was saying have atleast 2720 ?? I think i am quite happy with other upgrades that i have so far. Its just if i can decide the facade and move on. The problem if you cant see a actual facade in a house so hard to figue out how will it look by just looking at pictures. Also FYI you can get your powder room benchtop upgrade which is done for free. So instead of having just the wash basin they can do a small benchtop which extends to the side wall, enough space to keep sspa or something. Free of charge. See if you can get that changed or included now. What I did was contact my sales rep and asked her for a list of finished houses with the two facades I was looking at. She gave me two houses that I could go look at as long as I didn't knock on their door as they had moved in. After looking at the two, I went with one of them which was the Barkley. Who is your sales rep who you paid your deposit too? Ask them and they will help you. I went with Yvette and Jarryd in Truganina at the Marina display and they were fantastic and so helpful. With the rendering, obviously nothing has been done yet but I have been quoted $600 for the two pillars. Henley wanted to charge me $1200!!! I can give you the name of my friend. I come from a family full of trades people. They all know someone and all are qualified trades. But you'll have to check with your developer if they will permit it in your estate. Definitely worth a look into though. The 11K for me covers 75square meters of porcelain timber look tiles, 23 lineal meters of carpet with 12mm underlay, exposed aggregate driveway (I know an awesome concreter) and downlights to the house (I know an electrician too). Landscaping I haven't even thought of just yet but you can get away with grass for the time being and then worry about that later on. No I left my ceiling height as the standard (think it was 2750). I think you got a very good deal with money you paid. With the electrician and downlights what sort of setup did you have ? i was going with the luxury upgrade that henley has 28 downlights and couple of dimmer couple of two way . flood light and garage fluroscent. for $3800. I am just not sure if getting those things down externally will be same quality fittings ?? Also how would you front coloring workout when you getting render from externally ? If it works out i can opt for Driveway sure and Electric plans. All I added was two junction boxes and a heater point to the bathroom. All my downlights, extra powerpoints, fans etc after being done after handover. I'm going to buy everything I need first so I know the quality I'm getting. My cousin is a qualified electrician so he will wire everything for me. As for the rendering colour it's fine. I have gone with Dulux White Duck as part of my colour appointment so I will keep that colour selection and get my renderer to do it to that colour. There is no existing render on the house so he doesn't have to match it to anything. He just has to render the two piers. Try think of it like buying paint tins already pre-made. I didn't like the smeg oven though, so I have the provision for two 600mm double ovens and I have bought Electrolux ovens which will be installed at settlement. I've heard both good and bad about technika so it really depends on what you like and budget. I went to good guys when I was looking and they were helpful. They explained the features of all the appliances. They have technika on display too. How exciting with all your appointments fast approaching! Do you have any ideas on colours? I was told smeg is better good Italian brand saw good reviews online. My main concern was to only upgrade dishwasher. As technical over i wasnt think was bad and from my perspective oven doesn't have many functions just looks and burn gas. But dishwasher I needed a better one that works. For now included everything in the list, at tender I may cancel a few. Like cancel dishwasher get credit back of 500 and perhaps buy something Japanese lg Samsung for 800ish outside. Do upgrade the range hood to smeg I think it's $75 or $79 with a bigger motor. If you don't mind me asking what estate you are building in? I am building in West in heartlands tarneit. Just a bit excited!! As for the private inspector aftershok, I haven't hired one. I took Henley up on their option of using their inspector. I was in two minds about this but I have two friends building who are using Darbecca and one has had heaps of issues which were overlooked and the other said the issues that were reported were silly things. They said it was like they just needed to fill a report. So it is the luck of your draw I guess. I have family tradies monitoring it so I'm not too worried but if I didnt have them, I may have opted for an inspector. It wasn't a promotion as I got the "Style up kitchen promotion" plus the voucher. I read about the voucher on this forum from someone else the year prior. Nice upgrades. Yeah I found most things in Cat 1 were great too. If your stuck with colours have a look on pininterest. So many different styles and looks. I took photos into my colour appointment and they matched everything pretty easily. I was out in 2.5hours lol. I definitely recommend taking the time out to look at bricks on finished houses though. They vary so much and can't be changed later on. Maybe send us some pics and we can help you? I know I searched google images and these forums for weeks! Double glazing of the whole house came in at $900. It did help but was not the only factor. So many things make up the 6 star energy. No, I didn't put the alfresco on it. I am having my undercover area designed away from the house as I plan to put a pool in at a later date. As for flooring, I am doing them after handover. I have gone with Timber look porcelain tiles for main areas, hallways and carpet for bedrooms/theatre etc. With the facade, I went with the Barkley. Its one of the free facades.
